“Architecture is more interesting in South Plaza,” says Tom Thornhill, a BHG Kansas City Homes broker. South Plaza’s tree-lined streets feature a pleasing mix of architecture, including Craftsman bungalows, Tudor Revival, Neo-Colonial and Dutch Colonial style homes with neatly manicured lawns. Multi-family choices can be found in high-rise buildings or in smaller, more residential buildings like four-plexes. That’s just one reason this market is so hot, he says, adding that Kansas City’s strong employment base keeps demand high. Listings are rare, and they go fast. “Anything in the $300,000 to $800,000 range will be snapped up overnight,” Thornhill says of the overall Kansas City market. Prices range from $200,000 to $400,000 for a smaller bungalow or condo. Larger homes and condos range in price from $400,000 to around $1 million. Homes here sell after 47 days on the market compared to the U.S. average of 42 days. The median home price is $437,000.

Country Club Plaza shops include local jeweler Tivol and national retailers like the Apple Store and lululemon. For a quiet afternoon, locals can check out the latest novel from the Plaza Branch Library along Main Street and bring it to favorite K.C. eateries, such as The Mixx. After that made-to-order salad, they may want a treat from Andres, which has spoiled Kansas Citians with the best hand-made Swiss confections since 1955. Thornhill’s favorite restaurant is the Italian Osteria Il Centro. “You never walk in there without seeing people you know,” Thornhill says.

Locals don’t have to scramble for parking during crowded yearly events on the Plaza, such as the Plaza Lighting ceremony on Thanksgiving night. They can sit on their porch, look out the window, and catch the big moment without leaving home. No parking is needed for the Annual Plaza Art Fair either. “This is one of the best juried art shows in the country,” Thornhill says.

Students can attend nearby schools such as Gordon Parks Elementary, which receives a C-minus grade from Niche. Middle schoolers can attend D-plus-rated Central Middle School and C-minus-rated Southeast High School. Private school options include the A-plus-rated Pembroke Hill School, which Niche rates as the second-best private school in Missouri. The school has won 70 state titles in 23 sports, and its lower school is in the neighborhood. Thornhill says Visitation Catholic School and Church are significant draws to the South Plaza.

Locals are steps away from 75 acres of gorgeous green space at Loose Park, which features tennis courts, a lake and a reservable shelter with 16 tables. The park’s famous Rose Garden comes alive with an acre of blooms from 130 varieties of roses in the spring. Unsurprisingly, it’s a popular spot for weddings and other celebrations. South Plaza residents can easily move about the city and region with Interstate 35, U.S. Route 169 and Ward Parkway, AKA U.S. Route 56 all within a mile. U.S. Route 171 is two miles away and Interstate 70 is five miles away. Kansas City’s RideKC regional transit service includes convenient Main Street, Brookside Boulevard, and 51st Street stops. Residents will soon be able to take Kansas City’s streetcar downtown when its route expands to include the Plaza. The streetcar currently loops from Union Station to River Market North.
