In Terrace Lake Gardens, it’s easy to forget you’re still in the city. With two lakes bookending its residential streets, this southside neighborhood feels like a secluded area, sporting scenic waterfront views all around. But that comes without sacrificing reasonable commute times to downtown: about 20 minutes, depending on the time of day.

The streets here are just as quiet as the gently flowing waters surrounding them. Spacious ranch-style homes built in the late 1950s and set on quarter-to-half-acre lots make up the majority of Terrace Lake Gardens’ housing stock. These homes offer highly sought-after features like wide decks, one- or two-car garages, lake access and, occasionally, private docks. An active homeowners association here also offers a community garden, free for any due-paying resident to use. Properties here tend to sell between the $225,000 and $300,000 range. “Homes do sell very quickly, because it’s one of the more affordable, nice family neighborhoods in the area,” says Ryan Gritters, Realtor for Keller Williams Platinum Partners.

When the water or your own yard won’t do and you want more space to run around, head to Terrace Park, just off Myrtle Avenue and north of Kernodle Lake. This 4-acre patch of green space is laid out on a hill and known as a popular sledding spot during the winter months, but it can also be a challenging playing grounds for ultimate frisbee, among other sports. Warford Park sits just across Cleveland Avenue with more green space and a reservable shelter, too. For those seeking more traditional play options, one of Kansas City’s biggest options, the 235-acre Minor Park, awaits just 2 miles west with everything from a playset and a cricket area to pickleball courts and an 18-hole municipal golf course.

Terrace and Warford parks sit adjacent to Warford Elementary, making them an obvious after-school hangout. Kindergarten through fifth grade students can opt into its before- or after-school care, which is provided via the Local Investment Commission and emphasizes personal and academic development through options like homework assistance. Graduates then feed into Smith-Hale Middle, 5 miles north with a robust arts program, and Ruskin High, 2 miles east with the Missouri Career Clusters offering 16 pathways tailored to students’ career interests while still fulfilling graduation requirements.

The neighborhood doesn’t have any restaurants to offer since it’s primarily residential, but handfuls of familiar chains like Chipotle sit 2 miles south at the area’s shopping epicenter, Truman’s Marketplace. Just west of the mall, though, lies a locally owned favorite. TJ’s Café specializes in classic American cuisine like bacon cheeseburgers, chicken strip baskets and Salisbury steak, with delectable desserts like cinnamon rolls to top off your meal. It might be best known, though, for its all-day breakfast, including its biscuits and gravy or three-stack pancake combo, all served in a casual, diner-like environment.
