This small, planned subdivision in northwest Kansas City attracts families, professionals and retirees seeking a retreat-like setting close to everything they need.
"Most people are shocked when they visit and often say 'I had no idea this was back here,'" longtime area resident who lives next door to The Coves Jim Menown says.
Many move here to avoid traffic and high housing costs associated with more expensive suburbs in Johnson County, Kansas. Located 14 miles north of downtown Kansas City, this tree-shaded Northland neighborhood is only 8 miles from the new Kansas City International Airport.
“Logistically, it’s just easier and simpler, and traffic is not what it is in the Kansas suburbs. I purposely moved north to avoid the hassle of OP and Leawood. People who live here seem more laidback, not quite in the same rat race,” he says.
Single-family homes, duplexes and town houses line curvy streets
The Coves is an older community that used to be “the place” to live for people who wanted a lifestyle upgrade, JR Radtka says. Radtke is a Realtor with Reece Nichols, who has been selling homes in the area for 25 years.
“The Coves is kind of a move-up neighborhood for people who have outgrown their first homes or maybe want to be closer to the airport. The houses are still nice and well-located, less than 10 minutes from the airport and 20 minutes to Country Club Plaza,” Radtka says.
The subdivision includes a range of housing options including single-family homes, duplexes town houses and apartments. Homes here sell twice as fast as the U.S. average. Even though it’s a planned community, homes here offer a lot of variety, including split-levels, Tudors, ranch-style and traditional. It’s not gated but does include a residents-only pool and clubhouse.
“It’s a planned community with many good custom builders and many different home designs and styles,” he says.
Prices range from $175,000 to $550,000. Smaller homes and townhomes sell for between $185,000 and $220,000. Larger, two-story homes with generous yards and at least four bedrooms sell for between $400,000 and $550,000.
U.S. News and World Report names Park Hill High School top public school in K.C. metro area
Children in The Coves attend schools in the Park Hill District. They can attend Alfred F. Renner Elementary School, which receives a B grade from Niche. They can move on to A-minus-rated Congress Middle School and A-rated Park Hill High School. In 2024, U.S. News and World Report names Park Hill High School and Park Hill South High School as the two top traditional public schools in the Kansas City, Missouri metro area.
Interstate 29, one mile away
Interstate 29 is within one mile, providing easy access to Kansas City and the nearby airport.
North Saint Clair and Barry Road Parks offer tranquil scenery with small lakes
The neighborhood has two large parks: North Saint Clair Park and Barry Road Park. A stroll along N.W. Twin Oaks Drive and N.W. 77th Street features a view of small, tranquil lakes.
