First-time homeowners attracted to residential area near downtown K.C.
About half of the people living in Washington Wheatley, three miles east of downtown Kansas City, rent their homes. This primarily residential area offers apartments, condos and single-family homes. “It’s a quiet little residential area,” Shoan Tatton, Executive Administrator for the First-time Homebuyers Headquarters, says. Tatton misses Washington Wheatley, where she owned a home for over a decade. “The neighborhood was cool. It was a mixed neighborhood where people kept to themselves,” she says. Tatton is aware that some people worry about crime in the area. “In K.C. as a whole, it’s the same thing. There’s the perception that it’s unsafe. But it’s all in pockets,” she says. An active neighborhood association is working to improve safety and reverse the effects of decades of declining population and investment.

Instant access to Interstate 70 and U.S. Route 71 simplifies car travel
Locals can hop on Interstate 70 (I-70), which marks the neighborhood’s eastern border. U.S. Route 71 and I-70 are both easily accessible from E. 22nd Street. Locals can take the KCRide bus, which has several stops nearby. The Prospect MAX BusRapid Transit (BRT) line connects the 75th and Prospect Transit Center at Alphapointe to downtown. BRT offers faster and more frequent service, fewer stops and upgraded stations and vehicles. The Kansas City International Airport is 23 miles away.

Washington Wheatley attracts first-time home buyers, investors, and those looking for a residential neighborhood in the heart of Kansas City. Its single-family homes are mixed with apartment buildings or 4-plexes, bungalows, and ranch-style homes. “The neighborhood has nice houses for first-time home buyers. It’s quiet, and children can walk to school,” Tatton says. Most residential streets have narrow sidewalks. Streets like Chestnut are almost all single-family Foursquare and Craftsman-style homes with large, covered front porches. Streets like Benton have more of a mix of single-family and multi-family homes. Homes range in price from the $20,000s to the $80,000s for bungalows ripe for investment and from the $100,000s to $200,000s for larger, multi-story Craftsman, Prairie-style or traditional homes. The median list price is $135,000. Homes here sell after 75 days, compared to the U.S. average of 42 days.

Locals can walk to two of K.C.’s most legendary barbecue joints
Residents are within walking distance of one of Kansas City’s most iconic barbecue joints, Arthur Bryant’s. “If I were between both restaurants, I’d get my fries from Bryant’s and my beef sandwich from Gates or get my sandwich at Bryant’s and put Gates sauce on it,” she said, spoken like a true K.C. native. Residents are within a mile and a half of Sun Fresh Market, which opened in 2017 in the heart of the Linwood/Prospect corridor. City officials and community leaders hailed its opening as a centerpiece of Prospect Avenue revitalization efforts. However, the store has experienced challenges such as theft, panhandling and clusters of houseless people nearby.
