Walkable midtown location suits active lifestyles
West Plaza attracts those seeking a walkable urban lifestyle in midtown Kansas City. It's especially appealing to young professionals and empty nesters, says Paul Galbrecht, a Realtor with Keller Williams who recently bought a home in the neighborhood. "This is not a cookie-cutter neighborhood," Galbrecht says. Single-family homes and a few condos sit alongside older, elegant apartment buildings just footsteps away from shops and restaurants. "It's a charming, kind of like a storybook neighborhood," he says.
Diverse housing options appeal to broad range of buyers
West Plaza's tree-lined streets feature a variety of architectural styles, including Craftsman bungalows, Prairie-style, Tudor-inspired and newer, modern homes. Some homes date from the neighborhood's early days as a home to the city's working class, who labored in the meatpacking industry in the late 19th and early 20th centuries. Condo developments that sprang up during the 1960s and 1970s still remain. "It's a very established neighborhood with a mature landscape. You have old original homes to rehab and some that can be a complete teardown. And it's still a reasonably priced neighborhood close into the city," Galbrecht says. Prices range from $150,000 to $1.5 million. Most single-family homes sell for between $300,000 and $400,000. Mid-century-era condos sell for between $150,000 and $250,000 while newer, modern homes and condos can sell for over $1 million.

Central High School students and teachers start year with new iPads from Verizon
Children can attend Primitivo Garcia Elementary School, which earns a C-minus from Niche, before heading to D-plus-rated Central Middle School. Central High School, the neighborhood's C-plus-rated high school, is one of a handful of Kansas City Public Schools participating in the Verizon Innovative Learning Initiative. Through this national program, Verizon provides each student and teacher with a new iPad, data and training for the academic year.

Westwood Park offers green space for walks, sports and play
Westwood Park at the western edge of West Plaza features 9 acres of shady parkland with a winding paved trail. It includes a dog park, a colorful playground, a ball diamond and covered picnic shelters. Brush Creek's scenic walkway offers a peaceful place to stroll beside the well-traveled Ward Parkway at the neighborhood's southern edge. Across Ward Parkway lies the Carriage Club, an invitation-only private country club founded in 1956. It features an ice rink, swimming pools and indoor and outdoor racket sports courts.
Plaza Art Fair attracts 250,000 visitors annually
Every September, the Plaza Art Fair attracts over a quarter-million visitors to browse local and regional artists' creations, listen to live music and sample food and drinks from local restaurants. The West Plaza Neighborhood Association sponsors events throughout the year, including Art and Music in the Park and an Easter egg hunt.
Free K.C. Streetcar will include Country Club Plaza stop by 2025
By 2025, the Kansas City Streetcar will include a stop at the Country Club Plaza, providing free trolley service to and from downtown. RideKC offers several bus stops around the Plaza area, including one on Roanoke Parkway. West Plaza is half a mile the Kansas state line and within a mile of U.S. Highway 169 which connects to Interstate 35 3 miles away.

West Plaza's location, footsteps away from the Country Club Plaza, attracts many buyers like Galbrecht. "Absolutely, the Plaza" is a main attraction, he says, not only for its walkability but for its long-term property value. "The big thing is the Plaza. I do believe that over time, you are still going to see residual value on the Plaza," he says. National stores like Tiffany & Co. and The Apple Store sit alongside locally owned shops like Made in KC Marketplace and Razzleberry on The Plaza. Locally owned bars and restaurants like Dun & Gram, The Granfaloon, Rye and Jack Stack Barbecue stay busy year-round. National chains like P.F. Chang's and Fogo de Chão Brazilian Steakhouse are also on the Plaza. Nearby Old Westport is home to longtime K.C. nightlife haunts like Kelly's, where a raucous party is guaranteed every St. Patrick's Day. Several grocery stores are within 2 miles of Plaza Westport, including Midtown Market, Whole Foods and Marsh's Sun Fresh Market.
