Quirky West Kansas City blends history, art and tradition
From a view of the Kansas City skyline at Observation Park to a 5,000-pound cow sculpture at Mulkey Square, Westside North is full of scenery and surprises. Built on the bluffs of the Kansas River and within walking distance of downtown, the neighborhood is known for its historic homes, small restaurants and boutiques, and cornerstone events like Day of the Dead and the American Royal. “It’s an amazing melting pot of people who have been there for generations and people who are brand-new,” says Katherine Lee, a Kansas City native and Realtor with Element Sotheby's International Realty. “You’re going to get a lot of diversity, and it appeals to people who are moving from different places and want to be close to everything without being directly in the city.”
Eclectic shopping and dining on Summit and 17th streets
Summit and 17th streets are brimming with small businesses and eateries. “The cool thing about Westside is it’s all local, no chains,” Lee says. Blue Bird Bistro is known for its farm-to-table menu, and across the street, Westside Storey sells local artists’ creations and antiques. Chez Elle Creperie and Coffeehouse pours lattes in the historic Summit Theatre building. Residents can round out their Summit Street food tour at Clay and Fire to try the Grandma Pizza, voted Pie of the Year in 2022 by Kansas City magazine. Cosentino’s on East 13th Street is the closest grocery store, and downtown has large shopping malls like the Crown Center on Main Street.
From American Royal to Day of the Dead
Every fall, Westside North locals celebrate the Dia de los Muertos, or Day of the Dead, at the Mattie Rhodes Center on 17th Street. The event includes art exhibits, cultural workshops, and a parade filled with elaborate floats and costumes. The American Royal Livestock Show, a household name in Kansas City for over a century, also arrives every fall at the American Royal Center with livestock, horse and rodeo shows and the World Series of Barbecue competition. The Hy-Vee Arena on Genessee Street neighbors the American Royal Center and hosts professional wrestling, hockey and basketball, including the NCAA Final Four.
Westside North offers historic Victorians or modern luxury lofts
Everything from colorful 19th-century Victorians to midcentury bungalows to brand-new luxury lofts can be found in Westside North. “It’s kind of an up-and-coming mixed neighborhood, a mix of homes that need to be torn down for $5 million homes,” says Darren Taylor, a Realtor with Chartwell Realty who lives in the Westside area. “Homes sell pretty quickly, and they don’t come for sale very often.” Because of the area’s hilly terrain, properties have steep front yards decorated with gardens and winding staircases leading up from the street. The average Westside North home ranges between $500,000 and $600,000, and bungalows can run between $200,000 and $300,000. New, custom homes are priced from $700,000 to $1 million. Westside North has a CAP Index Crime Score of 7 out of 10, higher than the national average score of 4.
Bovine beauty at Mulkey Square Park
Mulkey Square Park on Beardsley Road is best known for “Big Bull on a Pylon,” a nearly 12-foot-tall fiberglass cow sculpture. It connects to Jarboe City Park, which has baseball fields and playgrounds. Observation Park on Holly Street is one of the best places on the Westside to admire the downtown Kansas City skyline.
Quick commute to downtown K.C.
Commuters can get downtown by driving less than a mile on Interstates 35 and 670. For a different way to get around the city, there are Ride KC bus stops on Summit Street, and trains depart from Kansas City Station on Pershing Road. Houses of worship surround I-35, including the Cathedral of the Immaculate Conception on 12th Street. This church has been in Kansas City since the 1880s and is known for its distinctive gold dome. Kansas City International Airport is 21 miles from Westside North, while downtown hospitals like Children’s Mercy and Samuel U. Rodgers Health Center are just 2 miles away.
Future leaders at Primitivo Garcia Elementary
Kids can attend Primitivo Garcia Elementary School, which earns a C-minus on Niche. Primitivo Garcia students can learn life skills through the in-school “The Leader in Me” program and spend time after school at gardening and cooking clubs. Northeast Middle School scores a C-minus on Niche, while Northeast High School earns a C. Westside North is 3 miles from Kansas City University, a private college focusing on medicine and biosciences.
