Centered around Winnwood Park near the north bank of the Missouri River, the fittingly named Winnwood neighborhood offers a small-town experience without giving up the convenience of being just a few miles from the center of Kansas City. Amidst the community’s residential streets are small homes built against soaring oak trees and sloping hills that give the community a more rugged feel than its more urban neighbors. But Winnwood still has all the features of suburban convenience -- a shopping center, sizeable parks, well-rated schools, and access to highways – within just a few blocks of its residential areas. “If you’re not working on the weekend, you can park your car at home on the weekend and not start your car until Monday and still walk to the movies, the park, a restaurant,” says Wes Graves, a Realtor for Re/Max Elite and North Kansas City native.

Small homes with rising prices
The majority of Winnwood’s homes are ranch-style properties, cottages and bungalows. The neighborhood’s residential areas take advantage of the local terrain rather than overpowering it. As a result, homes are often built close together in wooded areas and pressed against the road without sidewalks. Most of these properties are small, at around or less than 1,000 square feet, and a small Winnwood home can range from $150,000 to $300,000. “There’s very few opportunities to purchase homes here, so the prices have skyrocketed,” says Graves. “A bungalow house down here is running around $200,000 for a 900 square foot bungalow. You can say that’s affordable compared to the metro, but they’re also tiny houses.”

Winnwood Park centers the neighborhood
Winnwood Park, located in the center of the neighborhood along Northeast 44th Street, is home to walking trails, a playground, and a tennis court. The park also has a large shelter, making it an ideal spot for summer parties and picnics. The neighborhood is also bordered by other local green spaces, like Chouteau Park off Interstate 35, the northern end of the Buckeye Greenway off Choteau Trafficway, and Chaumiere Lake, a fishing spot along Northeast 43rd Terrace. When the weather doesn’t cooperate, Winnwood Skate Center, the local roller-skating rink on Northeast Winn Road, is a popular indoor escape. The center hosts weekly rink nights, and even offers a Science of Roller Skating program for students at local schools.

Prepare for college at “Tonka” High
Winnwood families are served by North Kansas City School District, and local students can attend schools like Winnwood Elementary School, Eastgate Middle School and Winnetonka High School, which all score a B on Niche. Winnetonka High School – also just known as “Tonka” by its students – was the first AVID National Demonstration High School in Missouri. As part of the program, the school offers all students specialized courses in study skills and college readiness. The community is less than 14 miles away from the University of Missouri Kansas City campus for a nearby higher education option.

Easy Highway Access in the Winnwood Neighborhood
Commute on I-35 in less than 10 miles
Despite Winnwood’s hilly terrain, many of the side roads are set in a grid pattern and the community connects to several major thoroughfares, making it easy to navigate. Interstate 35 runs alongside the community and connects the community to central Kansas City, which is 7 miles away. The area is also served by Kansas City Public Transit, but bus stops are only found along the Choteau Trafficway, so commuters using public transit will have to plan their routes carefully.

The Chouteau Crossings Shopping Center off Interstate 35 is the main retail center for Winnwood residents. The shopping complex includes a Sun Fresh Market grocery store and a Target for easy errands and has some dining options. Ming Garden and the Fat Bee Cafe are side by side in Chouteau Crossings, allowing shoppers to take a break to enjoy Chinese entrees or refreshing cups of boba tea.

Go green on Snake Saturday
The Snake Saturday Parade and Festival, held the Saturday before St. Patrick’s Day each March, is a highlight for the North Kansas City region that celebrates Irish culture.
