Bear Creek Plantation is a suburban neighborhood west of Houston offering proximity to retail and everyday necessities. However, home prices and schools are the primary draw for many homebuyers in this community. “It’s an affordable neighborhood where parents can get their kids into good schools,” says Kim Rensimer, a Realtor with Martha Turner Sotheby’s, who's been selling real estate for 13 years. “There’s a lot of families that live there.” The convenient location places Bear Creek Plantation within reach of restaurants and shops, while commuters have easy access to roads heading into Katy and Houston.

Bear Creek Plantation features brick homes built in the 1990s
Brick bungalows and traditional-style homes built by long-time Texas builder Perry Homes sell for $230,000 to $380,000. “It is very affordable for the Houston area, especially for somewhere considered a suburb,” says Tricia Turner, a Realtor with the Tricia Turner Group, who's been selling in the area for 25 years. The neighborhood consists of modest 1990s-era homes with tidy lawns, driveways and attached garages. At the center of the neighborhood is a community pool and tennis courts within walking distance of most homes. Properties stay on the market for an average of 22 days, shorter than the national average of 45 days.
With the Houston area having a history of floods, heavy rain can impact the water levels of Dinner Creek just north of the neighborhood. “My parents bought a house there in 1990, and it did not flood before Hurricane Harvey in 2017. It takes something like Harvey,” says area resident Gabriel Suarez, a Realtor with eXp Realty.

Students attend Cypress-Fairbanks Independent School District
Bear Creek Plantation is part of the Cypress-Fairbanks Independent School District, which earns an A rating on Niche. Students may attend the B-rated Jowell Elementary School and the B-plus-rated Rowe Middle School. They proceed to Cypress Park High School, rated B, a three-story facility with a STEM lab and swimming pool. Interstate 10 and Highway 290 take commuters 30 miles east into downtown Houston. Highway 99, which makes a semi-circle around the city, is 3 miles away and heads into downtown Katy. “The neighborhood is very well situated, no matter which way you want to go,” Rensimer says. The George Bush Intercontinental Airport in Houston is 30 miles away, while the Houston Methodist West Hospital is 6 miles to the south.

A monthly $38 HOA fee provides access to the two tennis courts and pool at the Bear Creek Plantation Community Center off Greenhouse Road. The nearby Brenda Jill Garcia Memorial Park has shaded playgrounds with climbing structures and a splash pad. Seven miles to the south, Bear Creek Pioneers Park is a favorite spot for locals to gather. “There are a lot of community cookouts, carnivals, birthday parties, baseball games, you name it,” Turner says. “If you’re from Houston, you know about the park because it has been around forever.” In addition to pickleball courts and sports fields, the park has 2 miles of paved trails.

Hispanic cuisine along Little York Road
On Fry Road, restaurants range from fast food chains to local eateries.
