Cane Island is a master-planned Katy community that offers a mix of upscale living and suburban charm. The community's large homes and resort-style amenities blend with nearby parks and restaurants, giving people several ways to experience the area. Families often appreciate the highly regarded Katy Independent School District, and commuters benefit from nearby highways like Interstate 10.

What buyers can pay for single- and two-story New Traditional homes

Rise Communities began developing Cane Island in 2014, and though new houses are still being built, the community is nearing completion. It’s filled with New Traditional homes on lots between 7,000 square feet and a half-acre. Single-story homes and ranch-style properties can run from the mid-$300,000s to more than $1 million, and two-story homes often sell between the lower $400,000s and roughly $1.5 million. The upper price ranges reflect gated sections with luxury estates that can have four-car garages and resort-style outdoor kitchens. Homes tend to be generously sized with open floor plans and high ceilings. Upgrades like EV charging outlets and smart home systems are common. The community can be more expensive than neighborhoods south of Interstate 10, like Falcon Landing and Jordan Ranch. HOA fees for all homes usually fall between $100 and $200 per month.

Residents have exclusive pool, yoga studio and trail access

Walking and biking trails snake through Cane Island, connecting homes to green spaces along waterways. The neighborhood’s Cane Quarter is an exclusive social hub where residents gather to hit the pool, ride bikes and take yoga classes. The district has a 24/7 fitness studio and the Conservatory, a glass-walled space for special events. There’s also a jungle gym, a splash pad and sports courts at the community’s Paperback Park. "It's [Cane Island] a plug-and-play place for you and your family to feel like you're home," says Natalie Tye, a Broker with The Net Group who lives in the neighborhood.

Outside of the neighborhood, Mary Jo Peckham Park provides a fishing pond, six disc golf holes and a full mini-golf course in addition to more common amenities.

Students are zoned for the Katy Independent School District

Students fall under the highly rated Katy Independent School District. Robertson Elementary School is in the neighborhood, and many students can walk to it. Nearby private options include Katy Adventist Christian School.

Drivers can take Interstate 10 to Houston

Cane Island is a car-dependent community, and drivers can easily hop on highways like Interstate 10 and U.S. Route 90. Houston is around 30 miles away, a drive that can take 45-90 minutes in rush hour traffic. George Bush Intercontinental Airport is roughly 50 miles out, a drive that can take an hour to 90 minutes.

You can get Cajun and Tex-Mex food or try a nearby Italian eatery

Cane Island has an on-site restaurant called Texas Borders Bar & Grill, a family-owned spot with Cajun, Tex-Mex and American influences. The restaurant provides poolside service and often hosts live music. Outside the community, there are plenty more restaurants to try in the greater Katy area. You can try places like:

  • Adriatic Cafe Italian Grill, a modern spot for pasta and other authentic favorites
  • Main Event, a restaurant and entertainment center with laser tag and other games
  • Pearl & Vine, an upscale eatery known for its steak and seafood
  • Southern Dough Baking Company, a cafe that serves comfort food and fresh pies
People can pick up groceries nearby at H-E-B, and the Katy Mills outlet mall has more than 160 stores to browse.

The calendar is packed with events like the Spring Fling Carnival

To foster community spirit, Cane Island hosts more than 100 community events each year, as planned by the neighborhood’s lifestyle director. Some of the most popular get-togethers include:

  • Spring Fling Carnival, a celebration with games, vendors and lots of food
  • Barbecue Cookoff, a festival that blends cooking competitions with lawn games and a petting zoo
  • Candy Cane Market, a holiday event with more than 50 vendors and a visit from Santa Claus
