Elyson is a new master-planned community with ample development

Elyson is a large-scale residential development in a growing corridor in the Greater Houston area. The neighborhood is named after Ely Freeman, one of the first settlers in Katy, Texas, in the late 19th century. "[Elyson is] one of Katy's newest and fastest-growing master planned communities," says Ziad Al Kayali, a seasoned and highly rated Real Estate Broker Associate in the region with Keller Williams Premier Realty. "[It has] a beautiful community design with lakes, parks, wide green spaces and a resort-style pool." Construction is ongoing both inside and surrounding the neighborhood. Homes in the neighborhood are constructed by national and regional developers such as Toll Brothers, Lennar, Highland Homes and David Weekley Homes. The area has new commercial properties as well as schools within the top-rated Katy Independent School District.

New construction and future builds are available

Elyson contains suburban streets with artificial ponds and cul-de-sacs. Kayali says that the master-planned community is filled with new construction homes featuring modern designs. The meandering roadways are dotted with New Traditional houses showing mostly brick exteriors. Some farmhouse-inspired dwellings display board and batten siding. The community's many homebuilders offer a range of energy-efficient appliances and models with customizable options. Properties include single-family houses and twin homes. Buyers can find move-in-ready dwellings as well as upcoming builds. Residences within the community have previously sold for between $350,000 and $750,000.

Home to the new Boudny Elementary and Nelson Junior High

Most of the development is zoned for the Katy Independent School District, which is considered the top district in the Houston area according to Niche. The community is home to three public schools, including McElwain Elementary, which holds an A-minus rating. Alfred and Ann Boudny Elementary opened in 2025, and Nelson Junior High opened in 2024; both are unrated on Niche. Teens may travel about 6 miles away to attend Paetow High, which has a B-plus rating. Freeman High also stands around 5 miles away and began welcoming students in 2024; the school is also unrated. Parents can request a transfer for their children to attend schools outside their designated zone.

Residents enjoy neighborhood

Paved walkways connect through Elyson, passing homes, and encouraging locals to spend time outdoors. The Elyson Residential Association has plans to include additional neighborhood trails in the future. The Association manages the community's private amenities. An access card is required to enter the amenity center, known as Elyson House. The space features an outdoor patio, event room, tennis courts and a pool house. The pool remains open throughout the year, and the fitness center operates 24 hours a day. There are also a play area and a splash pad for kids. Locals can join groups for gardening, biking, gaming and bunco.

Shopping and Dining

Elyson's Welcome Center is a neighborhood gathering spot that also has an on-site cafe. A Target location opened along Grand Parkways in late 2022. Situated inside Plaza at Elyson, the storefront is larger than most, with more space to support delivery and pick-up orders. The plaza includes restaurants such as Black Rock Coffee Bar and Crust Pizza. Across the street is the upcoming mixed development, Elyson Town Center. When completed, the hub will consist of eleven buildings occupied by restaurants, retail spaces, office areas and residential apartments.

Traveling along FM 529, Interstate 10 and Grand Parkway

As a car-dependent area, Elyson locals have access to major thoroughfares in the region. "[The neighborhood is] located just off Grand Parkway and north of Interstate 10. It has easy access to Katy, Cypress and Houston," Kayali says. Downtown Houston and George Bush Intercontinental Airport are roughly 35 miles away. Commuters can expect traffic congestion along Farm to Market Road 529.

Risks include potential floods and tornadoes

The community has a risk of flooding during severe weather. The surrounding region experiences hurricanes, tornadoes and waterspouts. These storm systems can cause damage to homes and local infrastructure.
