Jordan Ranch offers new homes with a rustic twist

Jordan Ranch is a growing master-planned community that prioritizes community well-being and convenience, keeping abundant amenities close to home. The legacy of connection and camaraderie began with Chester and Bess Jordan, who bought the land as a family farm in 1936. The Jordans were community-oriented, hosting barn dances and supporting the local FFA. In 2015, Johnson Development purchased the land and began to build homes, and the Jordan Ranch name was kept to maintain the sense of hospitality and community care as the district sprang up. Today, buyers can purchase or build a new home with one of eight builders in several established subdivisions. “It’s a very nice new home community,” says Feiyun Cheng, a 5-year Realtor with Re/Max Fine Properties. “So far, residents there have had great experiences living there due to the amenities.” Plenty of luxury amenities are available, like the waterpark at The Shed, while there are also plans to build shopping center at the center of the neighborhood in the near future.

The Shed features a pool and lazy river

The Shed is within the Sunset View subdivision and is the neighborhood’s expansive recreation center. Residents can sunbathe or swim at the resort-style pool with shady cabanas and take an inner tube out on the lazy river, while kids can run around at the splash pad. The Shed also hosts tennis courts and a fitness center with onsite staff, open from Sunday through Monday. There are smaller community playgrounds in subdivisions like Sunset View, Sage Landing and Hickory Bend.

Single-family homes from eight different builders are available

Homes are priced from $350,000 to $900,000, varying by builder, lot size and square footage. Homes were built as far back as 2015 in various Traditional, Craftsman and Contemporary architectural styles. “Some buyers like to resell homes because of the area’s growing value,” says Cheng. “While some people want new construction for less maintenance and upkeep.” Homebuyers can purchase an existing home or choose to build from a list of models from eight home builders, including the Texas-born David Weekley Homes and Chesmar Homes. Subdivisions include Skye Fields and Hickory Bend, which feature home lots varying from 40 to 70 feet and duet home options around the low end of the price range.

Nearby retail and upcoming commercial development at home

The Bend is the name of Jordan Ranch’s upcoming mixed-use commercial area. When completed, it will feature several retailers just across the street from The Shed, making Jordan Ranch Boulevard a convenient all-in-one avenue for locals. As of 2025, The Bend is still securing commercial tenants for its storefronts. Until the developments at home are open for business, residents can head down main roads like FM 1463 to sample local restaurants like Chuckwagon BBQ & Burgers, where diners order beef brisket and dino ribs in stagecoach-themed booths. There’s also a Buc-ees and Costco along the Katy Freeway north of the neighborhood for nearby grocery options.

Lamar CISD schools are close to home

Lamar Consolidated Independent School District serves the community for education. Students can attend Dean Leaman Junior High and Fulshear High School, which both get A-ratings from Niche. Willie Melton Elementary School is within Jordan Ranch, so students can easily walk to school. Melton Elementary also opened as recently as September 2024, and it does not currently have a Niche rating.

Direct highway access to Houston from home

Due to the lack of public transit options nearby, Jordan Ranch residents are car-dependent. Commuters can take Interstate 10 just 36 miles east on a straight shot to Houston. The drive usually takes 45 minutes to an hour, depending on rush hour traffic. Locals are about 47 miles from George Bush Intercontinental Airport to the northeast or William P. Lobby Airport to the southeast. Both airports offer domestic and international flights.
