Buckingham Park — lakefront living on one of the state’s biggest lakes
Buckingham Park, a neighborhood largely governed by a homeowners association with private amenities and a golf course, juts out into Clear Lake, the largest natural body of water in California. “Buckingham Park has long been known as one of the best communities around the lake,” says Yvonne Wicks, a Realtor with City Center Realty and a Lake County resident of about 45 years. “It has its own microclimate [with proximity to Mount Konocti, a dormant volcano], so orange and grapefruit trees are really abundant, even though they’re not in any other area of Northern California or Lake County.”
Lakeview properties with boat launches, piers and community amenities
Lengthy driveways lead to houses shrouded by trees that line the outer edges of the peninsula that is Buckingham Park. Most properties in the area belong to the Buckingham Homes Association, which provides access to a private boat launch, pier, golf course and clubhouse and charges monthly fees of around $15. Ranch-style homes and those with A-frame roofs are common throughout the neighborhood, ranging from $275,000 to $600,000. Many were built during the 1960s and 1970s — with another wave in the 2000s — on between a quarter and 1.5 acres of land. Waterfront properties with their own piers and boat launches fetch between $875,000 and $1.64 million, many on a quarter of an acre to an acre of land. These homes were widely built in the second half of the 20th century in a variety of architectural styles, from Spanish Revival to contemporary. The CAP Index Crime Score in Buckingham Park is 2 out of 10, which is lower than the national average of 4. Surrounded by natural spaces, homes in the neighborhood may be at a heightened risk of wildfires. Required burn permits and prescribed burns aim to mitigate risks.
Neighborhood golf course surrounded by Clear Lake and Black Forest
The Buckingham Homes Association provides both beach and boat access to Clear Lake, where motorized boats maneuver around small islands that dot the body of water. While some homes are lakefront, others surround the public nine-hole course at Buckingham Golf & Country Club. “My husband golfs there at least once a week. They have twilight golf and different things all throughout the year,” Wicks says. Beyond the greens, a variety of mushrooms bloom below mossy boulders and Douglas firs in Black Forest, a sacred site for the Indigenous people of the area. “Black Forest has a lot of pine trees, which is unusual for our area,” Wicks says. “It seems like the flora and fauna change about every 10 miles.”
Variety of career technical education programs at Kelseyville High
Children in the neighborhood may begin their K-12 journeys at Riviera Elementary School, which receives a C grade from Niche. Afterward, they may move forward to Mountain Vista Middle School, which scores a C-minus, before potentially concluding their secondary education at Kelseyville High School. The high school earns a B-minus grade and offers career and technical education programs in millwork and woodworking, agriscience, agricultural mechanics and hospitality. Students can also choose from several extracurricular activities, including the Kelseyville Community Organization for Rescue and Public Service. Students selected for the organization via a competitive process work with the Lake County Sheriff’s Office and earn their first responder certification.
Soda Bay Road leads toward nearby Clear Lake communities and SR-29
Soda Bay Road — also known as Lake County Route 502 — wraps around the Buckingham Golf & Country Club at the south end of the neighborhood, leading toward the nearby communities of Soda Bay, Riviera West and Clearlake Riviera. As it continues southeast, the road intersects California state Route 29, which drivers can take toward the city of Clearlake, about 20 miles away. The city of Kelseyville is about 9 miles in the opposite direction. Lake Transit Authority maintains several bus routes throughout the region, and Route 4A serves Buckingham Park and the southern shore. The Charles M. Schulz Sonoma County Airport is roughly 65 miles away with direct flights to several cities in the West.
Dock and dine at Richmond Park Bar, grocery shop in Clearlake Riviera
The nearest big-name grocery stores, like Safeway, are located in the cities of Clearlake, Lakeport and Kelseyville. Braito's Riviera Foods, a local grocer, is about 7 miles away, in Clearlake Riviera. The Richmond Park Bar and Grill is further north, offering patrons a place to dock their boats while they fuel up with sandwiches, hot dogs, fried fish baskets and other casual fare. Its wooden wraparound porch provides panoramic views of the lake and adds to the restaurant’s self-prescribed “Jimmy Buffett vibes.”
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
