Legend of the region’s largest concert venue lives on in Riviera West
Riviera West is one of several communities that line the southern shore of Clear Lake, considered one of the oldest lakes in North America and the largest natural lake in California. “We’re slightly remote, but there’s lots of stuff to do in the summer,” says Yvonne Wicks, a Realtor with City Center Realty and a Lake County resident of about 45 years.
The neighborhood is also home to the Konocti Harbor Resort & Spa, once the largest outdoor concert venue for miles. Musicians such as John Denver, Fleetwood Mac and Black Sabbath previously graced its stage until the resort closed in 2009. The resort was repurchased in 2018, and several of its restaurants, its marina and its rooms have been remodeled and reopened since. The new owners say they hope to restore the amphitheater as well and bring the music back. “It’s what made Riviera West very popular. Famous people came from all over to perform,” Wicks says. “Those concerts were a big deal. People bought homes just to go to them.”
Riviera West homes come with lake views and access to HOA amenities
The roads of Riviera West curve around the eastern slope of Mount Konocti, a dormant volcano. Raised ranch-style homes with wooden decks and views of the water perch above Clear Lake on the elevated landscape, fetching between $200,000 and $550,000. Most properties were built throughout the second half of the 20th century, and some sit on lots over half an acre in size with room for recreational vehicle and boat parking. Most homes belong to the Riviera West Country Club homeowners association (HOA), which charges monthly fees around $35. Membership includes access to a heated swimming pool, a clubhouse, a boat launch and a marina.
Mobile and manufactured homes — mostly built throughout the 1970s and ‘80s — are scattered throughout the south of the neighborhood as well. They range from $40,000 to $200,000, with monthly lot rental rates that generally fall between $550 and $740. The neighborhood receives a CAP Index Crime Score of 2 out of 10, which is considerably lower than the national average of 4. Many homes in the neighborhood are at a high risk of wildfire; prescribed burns and required burn permits aim to mitigate the risk.
Bass fishing, boating on the lake and trails that scale Mount Konocti
Outdoor recreation in Riviera West mostly revolves around Clear Lake, and the HOA provides a private place for residents to launch and dock their boats. “It’s very popular for bass fishing,” Wicks says. “Ten to 15 years ago, we had a Bassmaster tournament, and it was filmed live by ESPN. People come from all over the world to bass fish here.” Riviera West Park — also maintained by the HOA — includes a bocce ball court and a horseshoe pit, as well as picnic tables and barbecue stations for outdoor gatherings. Daily lap swim times and water aerobics classes are held at the community’s swimming pool. On the other side of the dormant volcano, trailheads in Mount Konocti Park lead to panoramic views of the Clear Lake basin and snow-covered peaks beyond. The trails are storied themselves — they pass by canyon live oak trees, an old cabin from the 1900s and the remnants of a plane crash.
Rescue and public service program at Kelseyville High School
Children in the neighborhood may start their educational journeys at Riviera Elementary School, which receives a C grade from Niche. They may then move forward to Mountain Vista Middle School — scoring a C-minus — and Kelseyville High School, which maintains a B-minus. The high school offers several career and technical education programs, including those for millwork and woodworking, hospitality, agriscience and agricultural mechanics. Students may also apply to be part of the Kelseyville Community Organization for Rescue and Public Service, through which they would work with the Lake County Sheriff’s Office and earn a first responder certification. Dual enrollment opportunities are available to students as well through a partnership with Mendocino College.
Laid-back dining at Andy’s Tavern and Richmond Park Bar & Grill
Andy’s Tavern, one of the completed renovations at the Konocti Harbor Resort & Spa, nods to the resort's rich history by hosting live music in its wood-paneled dining room, which is covered in televisions and framed athletic jerseys. It serves hearty entrees, like brisket with mashed potatoes, ribeye steak and salmon rice bowls, as well as a selection of pasta and burgers. Farther south along the lakeshore in Clearlake Riviera, the Richmond Park Bar and Grill’s wraparound porch has views of its boat dock and the lake beyond, meaning boaters can stop in for a hot dog or some fried fish directly from the water. Braito's Riviera Foods — the closest grocer to the neighborhood — is about a mile away, though national grocery chains can be found in Clearlake and Lakeport.
Soda Bay Road and State Route 29 connect to other lake communities
Soda Bay Road, also known as Lake County Route 502, runs through Riviera West, connecting it to several nearby communities. It passes by Buckingham Park and Soda Bay on its way northwest toward the larger city of Lakeport, about 14 miles away. In the south, Soda Bay Road passes through Clearlake Riviera before it intersects California state Route 29, which drivers can use to reach the cities of Clearlake and Kelseyville, about 10 miles away.
Several bus routes — maintained by the Lake Transit Authority — serve the communities around Clear Lake; Route 4A traces its southern shore, stopping in Riviera West. Roughly 65 miles away, the Charles M. Schulz Sonoma County Airport offers several direct flights to cities across the western United States.
