A midcentury suburb just 10 miles from downtown Princeton
Kendall Park is a midcentury planned community where winding suburban streets feed into State Route 27, which goes straight to the heart of Princeton, about 10 miles away. “Once you drive about 10 to 15 minutes out from Princeton, you’ll find that the suburbs are still cosmopolitan,” says Charlie Wu, a real estate agent with Queenston Realty, who has lived in the area since 2004. Before 1955 this area was largely farmland. Boom years brought amenities like a local newspaper and shopping center, but now the locality is more aligned with the growth coming to Princeton, whose population more than doubled between 2009 to 2023. Nearly 11,000 people live in Kendall Park, and the median age is 45. “A lot of people moved out here from Philly and New York City during the pandemic,” says Wu. “They may still work there, and it can be a longer commute, but not everyone has to go in every day.”

Ranchers galore, plus modern traditional homes on the outskirts
In keeping with the area’s midcentury heritage, ranch-style homes are by far the most common type of house, but there are colonials, too. On the outskirts, homebuyers are likely to see newer modern traditionals. These are quite large, often five bedrooms, and built in the 1980s and beyond. The median price of $650,000 is higher than the national median, and some of those custom homes can reach into the million-dollar range. Regardless of price, most homes have a driveway, attached garage and a yard. This is a classic suburban area with high-density streetscapes with sidewalks.

South Brunswick School District earns an A-plus
Residents are served by the South Brunswick School District, which receives an A-plus designation from Niche. Nearly 8,000 students attend and there’s a 16-to-1 student-teacher ratio. South Brunswick High also earns an overall A-plus rating. Donald Fagen, co-founder of the hit band Steely Dan, once attended the school.
Private education options include St. Augustine of Canterbury, a Blue Ribbon school that covers pre-kindergarten to 8th grade.

Woodlot Park brings the community together with big events
Woodlot Park is the community’s biggest green space, conveniently bordered by New Road, a main thoroughfare. It’s a rugged park in some ways, with tables randomly arranged under mature shade trees, plus a 1.5-mile paved trail that wanders into the woods. But sports enthusiasts can use the numerous athletic facilities, and there are two playgrounds. Open lawns allow for large gatherings, like Bollywood concerts in the summer and the annual South Brunswick Harvest Fest in the fall. For more trails, hikers and bikers usually go to Beechwoods Park on the southeast side. Wu also emphasizes a number of recreational leagues in the area, as well as other extracurriculars and hobbies, like world-class music tutors. “Whatever you want to pursue, you will be able to find the resources you need,” he says.

Shopping and dining on State Route 27
Indian food, sushi and Chinese cuisine line Route 27. There are chains in strip malls like Town Plaza for quicker bites. The intersection of Route 27 and Sand Hills Road is a convenient stop: Franklin Towne Center holds a collection of restaurants and across the street is a Stop & Shop for groceries. Residents can also take Route 27 west to Princeton Shopping Center, which has over 40 storefronts, including restaurants and large brand-name retailers. “They’re really developing around the mall, you’re seeing new housing go up,” says Wu. “That’s a frequent debate in this area, satisfying the need for more housing and development, versus people who want to keep it the way it has been.”

Commuters can drive U.S. Route 1 or take a train from Princeton Junction
While many residential streets have sidewalks, this is a suburb that’s reliant on highways. There are currently no buses that offer a direct connection between Kendall Park and Princeton. “You need a car,” says Wu. “Or you take a train from Princeton Junction to New York or Philly. It’s about an hour there.” Drivers can take U.S. Route 1 to Interstate 95 to reach Manhattan, completing the 45-mile journey north in about an hour. Projects to improve local infrastructure, like Roberts Road leading to Greenbrook Elementary, wrapped up in mid-2024.
A decrease in arrests, but a spike in burglaries
Kendall Park crime is tracked as part of South Brunswick Township. According to state police data, there was a sharp increase in burglaries between 2021 to 2022, while other categories remained flat.
