Kendall West draws families with schools and green space
Made up of planned communities, Kendall West is an area shaped around convenience and family living. It’s full of parks, playgrounds and palm trees, and sports a healthy amount of retail to boot. Folks move here to stay close to the Magic City while enjoying a suburban lifestyle surrounded by well-rated local schools, shopping centers and other suburban amenities. Kendall West appeals to a variety of homebuyers due to its diverse housing options, ranging from modest condos to spacious, five-bedroom Spanish Revivals. It’s also a bike- and pet-friendly area with sidewalks and green space throughout.
Spanish-style homes range from condos to five-bedroom houses
This area was developed mostly between the late 1970s and 2000. It offers a variety of Spanish Revival-style homes across several subdivisions, both open and gated. Homeowners' association fees vary. Sale prices begin with multifamily options, such as condos, villas and townhouses. Units range from around $215,000 to about $515,000, with townhouses on the high end. Single-family properties range from around $450,000 to about $1 million. Houses on larger lots and those with roomy four- and five-bedroom floorplans make up the high end, but age, location, condition and other factors can also affect pricing. Kendall West has special flood zones, and properties within those may require flood insurance for federally backed mortgages. Hurricane season ranges from the first of June to the end of November.
School choices include digital music, business and engineering tracks
Miami-Dade County Public Schools receives an A-minus on Niche and offers parents school choice. Graded B overall, Bowman Ashe/Doolin K-8 Academy divides students between its Lower Academy (pre-kindergarten through fifth grade) and its Upper Academy (for sixth through eighth grade). The academies both offer magnet programs, including one in digital music production. More magnet programs are available at John A. Ferguson Senior High, graded A-minus, letting students explore potential college majors like business and engineering. Private options in the area include Archbishop Coleman Carroll High, graded A.
Parks and playgrounds are woven into Kendall West living
Green space, playgrounds and sports facilities are never too far away. Olympic Park is a dog-friendly spot with outdoor fitness stations, walking paths, a playscape and basketball courts. More paved, tree-lined walkways can be found at Kendall Green Park and the nearby Kendale Lakes Park, which also features racquetball and tennis courts. For more recreational avenues, locals might consider a membership at the country club next door. Miccosukee Golf and Country Club offers three 9-hole courses: the Dolphin, the Marlin and the Barracuda.
Retail and restaurants are spread across the community
Quick access to commercial areas is a big perk of life in Kendall West. Southwest 152nd Avenue winds through the heart of the neighborhood, connecting residents to shopping strips north, south and central. Miller West Plaza is on the north side with Presidente Supermarket, a couple of medical centers and a gas station. Sedano’s is down the street, as is El Palacio de los Jugos, a family-owned regional chain known for its lively, casual atmosphere, late-night weekend hours and authentic Cuban menu. On the south end, shoppers can head to Target, Ross, Walmart and The Home Depot, and also grab a bite from chain restaurants like Fuddruckers while out.
Transit, highways and hospital access within a short drive
Metrobus stops are around the neighborhood along sidewalk-lined roads, such as Southwest 56th Street. Florida’s Turnpike is about 5 miles away. The Dolphin Expressway is accessible around 6 miles north, providing direct routes to Miami International Airport, less than 20 miles away, and Downtown Miami, a little over 20 miles away. As for emergency care, West Kendall Baptist Hospital is within a 5-mile drive.
