Laid-back, suburban living in Wayne County
Just outside of the city of Huntington, Grandview Gardens is a small, entirely residential suburb that offers a laid-back pace of life and proximity to the city. Grandview Gardens is nestled between the Kentucky state line and the Ohio River. "It's a really small town, a church on every corner type of place. Nothing crazy, it's pretty quiet around here," says Janie Smith, a Realtor with Booton Realty who also lives in the area. As part of Wayne County, buyers can expect to find rural countryside and wooded areas nearby, but most lots here are still traditional suburban properties with less than an acre. As one of Huntington's many surrounding bedroom communities that have sprung up since the 1950s, Grandview Gardens doesn't have any restaurants or non-residential buildings, but residents can find a selection of local options about a mile north along Highway 60. Interstate 64 curves just east of Grandview Gardens, providing easy access through Kenova, Huntington and its surrounding areas. With lower sales prices and no city tax, Grandview Gardens combines relative affordability with access to Huntington.
Suburban midcentury homes in Grandview Gardens
Set in the wooded, rolling hills just south of Kenova, Grandview Gardens has a spacious and relaxed feel. Neighboring homes are nearby, but large grassy lawns and winding country roads add to the neighborhood's spread-out atmosphere. "You can find some larger lots here, but most are set close together with about a fifth of an acre," Smith says. Properties here were first built in the 1950s, so brick ranch-styles and bungalows are common, though newer traditional builds can also be found. "There's a hodge podge of everything, ranch-style, split-level, two-levels and Cape Cods," Smith says. Many homes have large front porches and ample outdoor space so residents can enjoy their outdoor surroundings, and midcentury brick construction adds long-lasting value and quality to the properties. Prices run from as low as $40,000 to $150,000, with older properties averaging just over 1,000 square feet and newer homes offering up to 3,000. Grandview Gardens has a CAP Index Crime Score of 2 out of 10, which is lower than the national average of 4.

Students in Grandview Gardens may attend Ceredo-Kenova Elementary, which is located just 2 miles north on 9th Street and is rated by Niche as the third-best public elementary in Wayne County with a B grade. Ceredo-Kenova Middle School earns a B-minus from Niche, while Spring Valley High is 5 miles to the east with a C rating from Niche. Spring Valley High has earned a reputation for its winning athletic programs, with teams ranging from soccer and volleyball to baseball and cheer. The Timberwolves football team is popular in the community as well, with 15 state championships since 1950. A successful football program has also increased involvement in the school's marching band, with 15% of the student body performing in the group. The Marching Timberwolves have traveled to the Gator Bowl, Sugar Bowl and Walt Disney World, and have a color guard that was undefeated for all of 2010.
Shopping and dining along Highway 60
For nearby shopping and dining options, several community staples can be found just a mile away in Kenova. Highway 60 is lined with options Java Joe's for a morning pick-me-up or Stewarts Original Hot Dogs and Evaroni's Pizza for lunch. Evaroni's Pizza is a locally owned spot known for its friendly, brick-walled atmosphere and full plates of Italian fare. For more options, Dollar General and Save A Lot are located on 14th Street, along with Griffith & Feil Soda Fountain. A local institution, Griffith & Feil has been owned by the same family since 1892. This store operates as both a full pharmacy and a cafe, with a menu of Shepherd's Pie, burgers and breakfast items. Garnering a crowd of regulars and college students from Marshall University, Griffith & Feil's marquis items are their milk shakes, malts and handmade sodas.
Great outdoors and commute times in the Huntington area
Whether looking to spend time outside or heading to work in the city, residents can drive the 10 miles into Downtown Huntington in just 20 minutes in Interstate 64. Located on 13th Avenue, Huntington's Ritter Park is one of the green spaces to Grandview Gardens. The park is known for its large trees, relaxing grassy areas and a rose garden that has over 200 different varieties. Ritter is also a destination for those looking to play tennis on its courts or take their furry friends out to the Dog Park. During colder weather, the YMCA of Huntington has a full indoor track and gym and is located a few blocks north of Ritter Park on 10th Avenue. The closest hospital, Marshall University Medical Center, is also located right in Downtown and is a teaching hospital with over 300 beds. To reach other destinations along the East Coast, Huntington Tri-State Airport is about 4 miles down Tri-State Airport Access Road with flights offered from both Allegiant and American Airlines.
