Family-friendly suburb with Capitol Beltway access
Kettering is a Prince George’s County (or PG for short) suburb close enough to the Capitol Beltway for D.C. workers to be there in minutes but far enough to have its own distinct, family-friendly character. Kettering’s residents can access everything from shopping centers in Largo to the west or explore the variety of amenities at the county-famous Watkins Regional Park within walking distance from home or cross Central Avenue to spend the day at Six Flags America. This amusement park draws visitors from around the D.C., Maryland and Virginia region (locally called the DMV). India Hall, a PG County native and Realtor with HomeSmart International, says that “Kettering is an attractive area with a great price point, heavy on single-family homes and families.”

Regionally loved Watkins Park and Six Flags are within minutes of Kettering
Kettering’s biggest park is Watkins Regional Park, a huge PG County draw, as it stretches over 800 acres and gets over a million visitors a year. The park features two themed playgrounds, a tennis facility, several walking trails and the Wonderful World of Watkins, an amusement park complex from the 1970s. The park also hosts the Old Maryland Farm, where the whole family can see farm animals like cows, pigs and chickens. The site also has blooming gardens and interpretive programs for children and teens. The Watkins Tennis Bubble allows for year-round indoor tennis under an inflated dome. The Wonderful World of Watkins has an ornate carousel with hand-carved horses, a miniature train for kids and a mini golf course. The Wizard of Oz Playground in Watkins Park is where kids can follow a yellow brick road encircling the park, climb a play structure inspired by The Emerald City or whiz down slides shaped like ruby slippers. There’s also the Watkins Downs Horse Racing Playground, with a replica starting gate. The playground has wooden carvings of horse faces instead of real animals, but kids get plenty of chances to play being a jockey. Beyond Watkins Park, the Largo/Kettering/Perrywood Community Center serves Kettering and adjacent neighborhoods. It offers arts and crafts programs for all ages and multipurpose rooms for fitness classes or a pickup basketball game. Just north of Kettering is the Six Flags America amusement park, with Looney Tunes and DC Comic-themed roller coasters, the Hurricane Harbor waterpark, and, for a quick treat, turkey legs and sweet funnel cakes. Locals live across the street from this large amusement park and can take a day trip or get a season pass.

Midcentury split-levels and ranches beside townhouse rows
Developers created Kettering in the 1960s with ranch-style and split-level single-family homes and midcentury modern townhouse rows. These ‘60s and ‘70s houses line winding residential streets and cul-de-sacs connected by wide sidewalks. Suburban single-family homes built in the 2000s can be found closer to the communities of Perrywood, offering the latest design trends like open, eat-in kitchens, vaulted ceilings and outdoor decks. Hall says, “Kettering is just shy of the higher price points in the county, which are closer to National Harbor,” and claims that homes in Upper Marlboro and Bowie tend to be a bit more expensive overall than in Kettering. Home values range from $300,000 to $1 million, with two-bedroom townhouses going from $300,000 to $450,000 and the original ranch-style and split-level houses listing for anywhere between $500,000 and $850,000. Newer colonial estates built in the 2000s are harder to find but are still on the market for up to $1 million.

Prince George's County schools offer college prep courses
Prince George’s County Public Schools serves the area’s students, with nearby options including Kettering Elementary and Kettering Middle School, both holding C-minus overall Niche ratings. Students will finish their grade school journey at the C-rated Largo High, a couple blocks south of the community. Largo High offers college prep options with a selection of Advanced Placement and Dual Enrollment courses so students can earn college general education credits before graduation.
Kettering Middle School in Westphalia has 915 students with a student-teacher ratio of 12 to 1.
Kettering Elementary School enrolls over 300 students every year.

Largo Plaza and Largo Town Center are less than 2 miles away for big-box retail and dining
Largo Plaza and Kettering Plaza sit in the western corner of the community and are home to big-box retailers like Target and Lowe’s, as well as a Giant for groceries. These strip malls also feature dining options like Wings 21 Kettering for fast-casual burgers, gyros and hot wings or a dine-in experience at Sakura, a Japanese steakhouse. There’s also a Ledo Pizza for takeout, which serves Maryland-style rectangular pizzas with a sweet tomato sauce. There’s also the larger Largo Town Center a mile north, with an AMC movie theater, the Largo metro station and several chain restaurants, from Golden Corral and Applebee’s to Longhorn Steakhouse.

The Downtown Largo metro station is within 3 miles of Kettering for Silver and Blue Line access through the DMV. Downtown D.C.’s major government employers are 15 miles from Kettering along U.S. Route 50, and the Capitol Beltway is a couple minutes west of the area for greater regional access.
