Key West’s Goldilocks neighborhood
Mid Town’s location at the heart of Key West makes it a Goldilocks neighborhood — it’s close enough for residents to enjoy the city’s energetic core while maintaining a quiet suburban feel and easy access to parks and schools. Despite being sandwiched between historic Old Town and commercial-heavy New Town, the community has a distinct and creative atmosphere. It’s often called the White Street Gallery District and hosts a monthly art stroll. Coastal landscapes, glass stingray sculptures and nautical-themed pottery are visible through gallery windows while leaning palm trees dotted with orchids shade peaceful side streets. Neighbors are within walking distance of one of the city’s few public beaches and a popular snorkeling site. Boaters can dock at nearby Garrison Bight marina or join the Key West Yacht Club.
The neighborhood is also home to the National Weather Service’s Weather Forecast Office, an unassuming building that sits across the street from Key West City Hall. Local Realtor Brenda Donnelly says the forecast office is a highlight for kids. “Every night they send out the weather balloon, and it goes up into the atmosphere and reads everything,” says Donnelly, broker and owner of Brenda Donnelly Real Estate and a 40-year resident of Key West. “It's so cool. The kids love it. They stand outside and wait for the door to open, shouting, ‘Send the balloon!’”

While the beach at Fort Zachary Taylor Historic State Park is undoubtedly a local favorite, Clarence S. Higgs Memorial Beach Park is closer to Mid Town and covers more than 16 acres of coastline, granting entry to the island’s only marine park accessible from the shore. It’s a popular area for swimming and snorkeling, with an active patch of deep water just beyond the adjacent White Street Pier. A shaded, fenced playground borders the Key West Garden Club, which offers tours of the manicured gardens that surround the historic Civil War-era battery West Martello Tower. Across Atlantic Boulevard, the park continues with an enclosed dog area, another playground, tennis and pickleball courts, and a fitness trail that opened in 2016.
The Florida Keys Overseas Heritage Trail leads north to Indigenous Park, a tree and bird sanctuary home to a wildlife rescue center, trails and bocce ball courts. “We are huge Bocce players. And they have a very competitive league,” Donnelly says. Lizards are often spotted in the nearby Berg Nature Preserve, a quiet mangrove forest hidden behind a row of condos. Sports are the main draw at Bayview Park, where the Boys and Girls Youth Club organizes programs on the softball field and tennis courts throughout the year.

Mid Town is known for its midcentury modern architecture
One of Mid Town’s greatest appeals is its quiet suburban character, a product of its location away from Old Town’s busy streets. “You’re going to get that off-street parking. You’re going to get that bigger lot and that 1950s home that you can renovate,” says Key West resident Lisa Lennon, a Realtor with Berkshire Hathaway HomeServices Knight & Gardner Realty. Midcentury modern architecture is common here, although some properties have been replaced with newer, contemporary models with a much higher price tag. The largest four-bedroom homes can easily top $4 million, while smaller midcentury properties with interior renovations range from $1.5 to $3 million. Rarely will buyers find a small, traditional conch-style home for under a million, but many of these require significant renovations. Condos and townhouses sit closer to the shore and vary greatly in style and size, with two- and three-bedroom units ranging from $800,000 to $2 million.
“Flood insurance is a thing here, so you have to be careful of where you buy unless you're paying cash, and then you're going to self-insure. It's a tangled web. And it depends on the individual's finances and comfort with risk,” Lennon says. Key West is considered at high risk for flooding and wind damage. Tropical storms, hurricanes and king tides are all possible, making flood insurance necessary. New homeowners who plan on renovating their properties are subject to FEMA’s 50% rule: If the renovation will cost more than 50% of the home’s assessed value, owners must bring the entire house up to current flood mitigation standards. This expensive process can include foundation restructuring, roof repairs and the installation of impact-resistant windows.

White Street is one of the neighborhood’s main commercial avenues, home to everything from animal clinics and churches to juice bars and galleries. The smell of Caribbean soul food wafts from Mo’s Restaurant while lines form around the block at Sandy’s Café, a locally owned sandwich shop that since 1984 has operated out of an old laundromat. The counter-serve restaurant has won numerous awards for its Cuban sandwich, and Donnelly says it’s so busy in winter that the only thing drivers can see from the street is the red and white striped awning that shades the ordering window. El Siboney is another local favorite for Cuban food, serving homemade sangria and locally caught seafood.
Fausto’s Food Palace dates to the 1920s and is the city’s oldest continually running business. The family-owned gourmet market is renowned for its meat, local seafood and wine selection. Beach volleyball courts are within view for diners at Salute! On The Beach, an open-air restaurant at Higgs Beach. Shopping and dining options are nearly endless on Duval Street in the heart of Old Town, while national brands such as The Home Depot, T.J. Maxx, Publix and Winn-Dixie are a few miles north in New Town.

Galleries showcase local art during Walk on White
On the third Thursday of each month, more than two dozen businesses along White Street open their doors for Walk on White. The art stroll, a tradition since 1999, invites the community to interact with the galleries, musicians, businesses and restaurants along one of the neighborhood’s main drags. Indigenous Park hosts the Rotary Club’s annual Patriotic Party, a Fourth of July celebration with a massive firework display that locals often view from the White Street Pier. Other Key West traditions include Conch Republic Independence Day, held in April, and Hemingway Days, a July festival honoring the famed author and his love of the island.
Dual Enrollment options at Key West High School
Horace O’Bryant School, rated B on Niche, serves kindergarten through eighth grade students. A small portion of the neighborhood is zoned for B-plus-rated Poinciana Elementary, which enrolls kindergarten through fifth grade. In addition to career and technical education programs, B-plus-rated Key West High School offers dual enrollment opportunities in partnership with The College of the Florida Keys. Students may also enroll in the college’s Academy Public Charter High School, where STEM-focused courses include biomedical technology and marine science. Private options in the area include the kindergarten through sixth grade Montessori Children’s School of Key West and the kindergarten through eighth grade May Sands Montessori School. The Basilica School of Saint Mary Star of the Sea, a private Catholic school that has served the community since 1959, recently reopened its high school department, making it the only Catholic high school option in Monroe County.
Key West High School is the largest school complex in the Keys.

Walk, bike or bus around Mid Town
While the sidewalks here are less prevalent than those in Old Town, locals still consider the neighborhood walkable. Both O’Bryant School and Key West High School are within a mile of most homes, but the district also provides bus service across the island. For commuters, the Lower Keys Shuttle provides bus service from Key West to Marathon, about 50 miles north. Biking is also extremely popular here, especially for residents who work in Old Town but prefer not to search for parking. U.S. Highway 1, also known as the Overseas Highway, is nearby, as is the Key West International Airport.
