Rural and suburban living near Jamestown

Long before settlers made their way up the Allegheny River, the Seneca, one of the largest Native American nations in present-day New York State, called this land home. Today, the area is called Kiantone, and isa small, rural town in Chautauqua County known for its flat farmland, dense forests and quiet country roads. The name Kiantone stems from the Seneca word kyenthone, which means "a level place for growing corn." The northern section of town hugs the outskirts of Jamestown, offering residents a blend of rural and suburban living with access to nearby amenities. In contrast, the rest of town offers a slow-paced lifestyle along the New York State and Pennsylvania border.

Green spaces around Kiantone

At Frewsburg's Town Park, children can run around the playground, build castles in the sandbox or play in the adjacent creek. Other amenities include a basketball court and baseball fields for Little League players. Four miles away, in the southeast corner of town, the Audubon Community Nature Center features 570 acres of protected wetlands. Forested landscapes give way to 5 miles of hiking trails, picnic areas, a natural play area and an aviary. The center also features interactive educational exhibits and nature-centric year-round camps for kids. Down the road, the Chautauqua County Jellystone Park is a seasonal resort with RV campgrounds and cabin rentals. "We get a lot of tourists from Buffalo, but many locals also frequent the campgrounds for a getaway close to home," says Louis Dispenza, a local Realtor with Midtown Realty, who has been in the industry for almost 20 years. Kiantone's location near the Allegheny foothills is another draw, with miles of hiking, biking and horseback riding trails. The nearby South Valley State Forest features 4,227 acres of rugged terrain and opportunities for hunting, trapping and fishing. Popular winter activities include snowshoeing and snowmobiling. The park also borders the Allegheny Reservoir, also known as Kinzua Lake, to the east. With Lake Erie's shore about 30 miles away, Chautauqua Lake around 10 miles away, and the nearby Allegheny Reservoir nearby, residents are surrounded by lakefront retreats. "Even if you live in a rural community, it's still common to own a boat," Dispenza says.

Custom builds, colonials and ranch-style homes

Kiantone's landscape consists primarily of rural country roads that wind past swaths of farmland and woods, where properties range from historic 19th-century homes to modern 21st-century designs. Farther north, clusters of suburban residential streets feature a mix of 20th-century homes on the outskirts of Jamestown. The eclectic mix of architecture here includes bi-levels, bungalows, and colonial- and ranch-style homes. Most properties sit on spacious, secluded lots priced from the mid-$100,000s to the upper-$200,000s. Some larger, custom-designed homes with acreage can sell into the low-$500,000s. A handful of fixer-uppers can sell for less than $100,000, while plots of land range from $30,000 to over $200,000, depending on acreage. Kiantone earns a CAP Index crime score of 2 out of 10, compared to the national average of 4.

Small-town ambiance and big-city amenities

Located a few miles east of Kiantone, Frewsburg's tiny Main Street features a Tops Friendly Markets, a Dollar General and an appliance store. A handful of restaurants welcome regular crowds, including The Dinner Bell. The Dinner Bell has been a community staple for over a decade, serving up favorites like sausage-and-gravy biscuits and Buffalo chicken poutine. The Myers Memorial Library hosts a monthly book club and occasional events, while Frewsburg's Main Street serves as the community gathering place for seasonal festivities. Every year, residents line Main Street for the Old Fashioned Santa Parade, which ushers in the holiday season with decorated floats pulled by horses and tractors. In June, the Frewsburg Fire Department's Gala Days, the department's largest annual fundraiser, puts on a small-scale fair for residents with a parade, carnival rides, live music and fireworks. From Frewsburg, U.S. Route 62 merges with Foote Avenue, where a small commercial strip leads into Jamestown. Here, residents will find several eclectic establishments, including Anderson Produce, a small family-owned produce stand, an antique store and a gift shop. Down the street, AJ Texas Hots is a popular roadside diner. This hole-in-the-wall eatery is known for its Texas Hots, a hotdog topped with chili, onions and mustard, and Texas fries slathered in special sauce. Downtown Jamestown features even more restaurants; additional grocers and big-box stores are located in Lakewood, just over 11 miles from Kiantone.

One town, two school districts

The Frewsburg Central School District serves most students in town and scores a B on Niche. Pre-kindergarteners through sixth graders may attend Robert H. Jackson Elementary, which earns a B. Seventh through twelfth graders may attend the B-minus-rated Frewsburg Middle and High School. A small section of homes on the north side of town are zoned within the Jamestown City School District, which scores a B-minus on Niche. Milton J. Fletcher Elementary School scores a C, Jefferson Middle School earns a C-plus, and Jamestown High School garners a B-plus. Niche ranks Jamestown High as the third-best public school in Chautauqua County, and students there may participate in Advanced Placement courses or technical training at the Innovation Center at R.R. Rogers School. Less than 25 miles away, the Chautauqua Institution attracts thousands of lifelong learners throughout the summer. Nine consecutive weeks of summer programming include lectures from innovative speakers and religious leaders, live musical performances, and yoga classes.

Equidistant to Jamestown and Frewsburg

The Chautauqua Area Regional Transit System provides public transportation around the county. Due in part to the town’s rural nature, the nearest bus stop for Kiantone residents is about 5 miles away at Frewsburg Town Hall, so most residents rely on their own vehicles for transportation. U.S. Route 62 leads north to Frewsburg and south to Warren, Pennsylvania. Jamestown is about 6 miles north and is home to the nearest hospital, UPMC Chautauqua. Erie International Airport is about 67 miles west via Interstate 86, and Buffalo Niagara International Airport is approximately 85 miles north via New York State Route 60 and I-90.
