Valle Vista is a new, tight-knit community built around a championship golf course and clubhouse in Mohave County, about 20 miles northeast of Kingman along Historic Route 66. “We have a ton of events like an annual craft fair, live music or karaoke on Saturday, and a spring hoe down to bring the residents together,” says Christy Finn, Lead Property Manager at Valle Vista. “Even when we’re not having events, people are gathering at the restaurant or the pool.” Construction started in Valle Vista in the mid-2000s, and the first homes were completed in 2006. Development halted after the 2008 housing crisis but construction has steadily picked up over the past six years. The neighborhood’s property owners association provides locals with discounted rates at the restaurant and golf course. The insulated community has a CAP Index crime score of 1 out of 10 compared to the national average of 4.

Ranch-style homes with mountain views
Ranch-style homes sit near the golf course, costing between $270,000 and $450,000. There are also a few manufactured homes that cost between $180,000 and $200,000. Homes sit on dead-quiet desert streets and have private driveways with multicar garages. “The lots were much bigger a few years ago, but more building has made for less space in recent years,” says Sarah Evans of Realty ONE Group Mountain Desert, who has sold nearly 100 properties in the area. “It still feels very private, and you have incredible mountain views.” There are no sidewalks in the neighborhood and most properties don’t have fences. The summer temperatures, which often top 110 degrees, make gardening basically impossible.

Events at Valle Vista Country Club
The Valle Vista Country Club and Golf Course is the epicenter of the neighborhood. The 18-hole championship course also features a full pro shop and driving range. Neighborhood residents get discounted greens fees as part of the property owners association, but the course is open to the public. Tournaments and league play are held throughout the year, as are bocce ball and bunco tournaments at the clubhouse. The neighborhood is also home to the Valle Vista Community Park, which has a public pool offering water aerobics classes. The park also has open green space, playground equipment and picnic tables.

Afternoon at Cella Winery
Locals can head straight from the golf course to the Out of Bounds Lounge, a bar and grill with burgers, sandwiches and daily drink specials. The restaurant is open at 10 a.m. and stays open as long as there are customers. Also in the neighborhood is the Cella Winery, which boasts award-winning wines and new releases each season. Locals can pop in for tastings on the weekends with live music. For more food options, residents take Historic Route 66 southwest for about 18 miles to national chains like Denny’s and Cracker Barrel. Locals can shop at the Dollar General just a mile south on 66 or travel 15 miles for the Basha’s, where Route 66 and Interstate 40 meet.

Kingman Unified schools
Kids in Valle Vista attend the Kingman Unified School District, beginning at Desert Willow Elementary School. Desert Willow holds a B-minus grade on Niche and has a 19-to-1 student-teacher ratio. Next are Kingman Middle School and then Kingman High School, which both have C grades. Kingman High offers career and technical education programs to help students develop skills. All three schools are over 18 miles from Valle Vista, about a 25-minute drive depending on traffic.

Valle Vista has no public transportation, so a car is necessary. The neighborhood’s proximity to Historic Route 66 is a benefit as the road provides direct access to Interstate 40 and Route 93. These major highways make it easy to get to Bullhead City, which is 56 miles away, and Las Vegas, 130 miles away and home of the nearest major airport.
