The locals who call Kingsbury home
Many families in the area have lived on their property for generations. "Kingsbury is very quiet. The people living there have been there for a long time. So, they take care of each other and watch out for each other. They're pretty tightknit," says Melinda KING, a Realtor with eXp Realty, who has experience selling throughout the region.
Housing types and pricing
In Kingsbury, it's common for homes to have metal roofs and run on septic tanks. The community includes manufactured homes, ranch-style homes and custom houses. Some residences are along the San Marcos River. "There's quite a bit of [land] that can be in a flood zone, if you're close to the river… So, you have to be careful about where it is," King says. Kingsbury's median sale price is in the lower $400,000s, higher than Seguin and San Marcos. Listings with houses usually sell between the upper $100,000s and the upper $700,000s. But some properties on wide tracts of land can cost over $2 million. Land can cost from $10,000 to over $60,000 per acre.
Land use in Kingsbury
Kings says that most of the land is unrestricted. Many properties allow homeowners to build workshops or keep animals. Oftentimes, houses come with open pastures, horse stables and barns for livestock or storage. There are several ranches and country lots spanning from just an acre to more than 100 acres. "There have been a lot of oil rigs on properties," Kings says. "I have a friend who lives on Gander Slough Road, and they've owned the property since the Spanish War. And they've got oil on their property and leased it out."
Limited retail with more options in nearby towns
Kingsbury Country Store, in the center of town, sells pantry items and a few grocery essentials. Locals travel to Seguin, San Marcos or Luling to shop at supermarkets like H-E-B. "There's a little club in downtown [Kingsbury], and people gather there… It's a nice little community," King says. Kingsbury Hall, next to the country store, hosts live music and dancing; the relaxed spot also hosts events like the Valentine's Day Dance and the Songwriters Showcase. The Big Easy Saloon has a bar, an arcade room and a kitchen that serves catfish and burgers.
Things to do in and around Kingsbury
Residents enjoy outdoor activities such as fishing and kayaking on the San Marcos River; some hunt on their own private land. The town hosts an annual trunk-or-treat in October and the Kingsbury Fall Harvest Festival during November. Other nearby cities offer more recreation. New Braunfels is a popular tubing destination, with several rental companies.
Traveling around the region
Kingsbury is completely car-dependent, and public transit isn't available. Locals travel along Interstate 10, State Highway 130 and U.S. 90. For commutes to nearby areas:
- Seguin is about 10 miles away.
- Luling is about 10 miles away.
- New Braunfels is around 25 miles from town.
- San Antonio stands roughly 45 miles away.
Where children attend public school
Most students are zoned for the Seguin Independent School District. Children can attend Patlan Elementary School, Jim Barnes Middle School and Seguin High School. Teens can take career and technical courses to earn industry certifications. The highly rated charter Southwest Preparatory School has a campus in Seguin for all grade levels.
