Deep in the coastal plains of southeast Georgia, the city of Kingsland's natural assets and location are its draws. "The biggest thing here is the location," says local Realtor Joy Cooper of Era Kings Bay Realty. She's sold homes across the region for over 20 years and lives in St. Mary's. "You have easy access to I-95 and are about 35 to 40 minutes from Downtown Jacksonville. It's an easy trip." Kingsland, bordered by the St. Mary's River, offers a diverse outdoor scene and proximity to the coast. "The wildlife also brings a lot of people here," Cooper says. "People like to go fishing on any of the rivers in Camden County, and a lot of people own boats. They'll go over to Cumberland Island or one of the numerous parks, like Crooked River State Park."
Kingsland has a population of just over 20,000. The Kings Bay Naval Submarine Base is the largest employer in Kingsland and Camden County. "The military is pretty much the only industry we have here," Cooper says. According to the Camden County Joint Development Authority, additional employers are in healthcare and local government. Comcast recently invested $7 million in Kingsland, planning to bring new high-speed internet to the city. Officials state this will help local businesses and hope it will increase economic development.

The median sale price for homes in Kingsland is $316,000, about $100,000 under the American median. Kingsland's oldest homes cluster downtown while mid- to late 20th-century homes are subdivided outside downtown and on the east side. "We had a big birth of houses built in the late 1980s and early '90s when the King's Bay Sub Base came," Cooper says. "Now we've got everything, from old mill houses to modern-day contemporary homes. You name it, you can get it here." The market mainly consists of single-family homes.
Small and simple, the older homes in Kingsland are perfect for a new family.
Many new homes are being built in the Kingsland area and buyers are moving in.

Camden County Schools earn high remarks on Niche
The Camden County School District scores an overall A on Niche and serves just over 9,500 students. Niche ranks the district among the top 20 best overall and the top 20 best for athletes in Georgia. Kingsland Elementary scores an A, and Camden County High School has an A-minus. Coastal Pines Technical College and College of Coastal Georgia have Camden County campuses, offering local post-secondary options.
Kingsland Elementary is a highly rated school in the area, making quality education a priority.

Boating the St. Mary's Rivers and day trips to Cumberland Island
The St. Mary's River runs along the city's southern border, peppered with boat ramps, from Temple Landing Boat Ramp to the Highway 17 Boat Ramp. The city has a couple of golf courses popular with pros and beginners, including Laurel Island Links Golf Club. Kingsland also serves as a gateway to the city of St. Mary's – where scenic state parks and Cumberland Island beaches are accessible. Biking is popular in Camden County, particularly at Crooked River State Park and on the Woodbine Rail Trail. According to the Trust for Public Land, 19% of residents live within a 10-minute walk of one of the city's three public parks. Kingsland Lion Park, located at the heart of town, is a hub of recreational sports.

Dining downtown and a show at Kingsland Station
At the heart of Kingsland's historic downtown are a couple of independently owned shops and restaurants renovated to mirror the original historical construction. Downtown's red-brick streets are dotted with small trees, lampposts and benches. Southern Shenanigans, a 1930s service station turned vintage boutique, has overlooked the intersection of King Avenue and Lee Street for generations. It's a landmark in town. Blue Bridge Coffee and Steffen's are a few popular spots for breakfast or lunch. Most shopping and additional dining options are concentrated east of Kingsland, along Route 40.
Kingsland Station is a small venue for local theater productions and music events. It doubles as an active train station, with excursions to and from St. Mary's. Train rides are occasionally themed. The Dinosaur Train has dinosaur costumes on board and performers at the station. Different excursion themes have included the Wild Wild West and pirates.
Southern Shenanigans is in the center of downtown, and is a popular place for unique finds.

Hopping on I-95
State Route 40 connects Kingsland with St. Mary's 8 miles east, and U.S. Route 17 runs north and south, cutting through the heart of downtown. Interstate 95 runs directly through the city, leading to Jacksonville 35 miles south. The Camden Campus of the Southeast Georgia Health System is east of downtown. The Jacksonville International Airport is 25 miles south of Kingsland. "My nephew lives in Jacksonville, and I can get to the airport quicker than him because of its location," Cooper says.
State Route 40 runs through the city of Kingsland and is the main road east and west.

Potential flooding in an X-unshaded zone and crime in Kingsland
Due to its position in low-lying coastal areas, Kingsland is susceptible to flooding during hurricanes and severe weather events. Most of Kingsland is in an X-unshaded flood zone, meaning it has a moderate flood hazard. The county participates in the National Flood Insurance Program. Summers are hot in Kingsland, and the winters are short and mild.

The St Mary's River is a true gem, that borders Kingsland and separates Georgia from Florida.
