Home to community staple restaurants
There's about a three-quarter-mile strip of North John B. Dennis Highway with local businesses, including mostly industrial shops mixed with a few stores and restaurants. Pop's Restaurant, located in the back of a BP gas station, is where many locals start their mornings with a homestyle breakfast. The Southern hospitality and background country music all add to the warm and homey dining experience, which has kept locals coming back since 1996 despite some obstacles. "The Lord has taken care of us," says Randy Powers, owner of Pop's, who took over for his dad in 2019. "We had the pandemic and a fire in 2023 that shut us down for about a month-and-a-half. But we've hung in there." Pal's, a beloved Tri-Cities fast food chain, is next door and known for its speedy drive-thru. Locals can also hit up CJ's Sports Bar, a large warehouse with pool tables, a dance floor and a stage frequently used for live music and karaoke. For groceries, shoppers may head to Price Less Foods or find discounted products at McCoy's Salvage Grocery across the street. North John B. Dennis Highway leads a few miles south to U.S. 11W, where there are several big box retailers and restaurants. "People here reference everything from Applebee's on 11W," says Vern Deel, general manager of Kingsport Speedway. "Everyone always says 'you get to Applebee's and turn left' or 'right.' Kingsport Speedway, a three-eighths mile oval in Bloomingdale, has been entertaining the community since 1965. "This is grassroots racing," says Deel. "The drivers work on their own stuff. They pay for their own stuff. If they wreck, they fix their own stuff. So, this is as close to 1965 racing as you'll ever get." The racetrack, sanctioned by NASCAR, has transformed over the years from asphalt to dirt, and now concrete, inspiring its "Concrete Jungle" nickname. As attendance dropped over the years, Deel and his team stepped up to turn things around in 2021 when he became the general manager of his family-owned speedway. "We came here to save a racetrack, plain and simple," says Deel. "Now, we're starting to see 900 to 1,400 people on a Friday night." Races are scheduled on Fridays from early spring through early winter. When describing the atmosphere of race day, Deel humorously says, "If they're anything but happy, they need to go back out the gate. It's wide-open excitement." Along with regularly scheduled races, the speedway also hosts national events such as Tour of Destruction, which, according to Deel, draws in 7,000-plus people for a night of school bus racing, monster trucks, boat-trailer racing and more. It's also home to the Kingsport Kartway, where kids 5 and under begin racing, moving up with age and experience to go-karts and other smaller race cars on Saturdays.High school named the best in Tennessee
Bloomingdale is served by Sullivan County Schools, which earns a C-plus grade from Niche. Students attend Ketron Elementary School, graded a C and located on the east side of the neighborhood. They'll go on to Sullivan Heights Middle School and West Ridge High School, neither of which have received Niche grades since 2021. Students attending Sullivan Heights, about 10 miles south, now occupy the facilities that once housed a high school, complete with a football stadium. In 2023, West Ridge High, also about 10 miles south, was named the best high school in the state by the Tennessee School Board Association, which applauded West Ridge's Career Technical Education programs, including Health Occupations Students of America, robotics, welding and more.Hillside single-family homes
Many of Bloomingdale's residential streets are paved along the steep Appalachian foothills. "Bloomingdale is very hilly and rugged," says Witherspoon. "Some people might like that, but there are a lot less-buildable areas than other parts of Kingsport, so there aren't many new properties." Those who live farther north live among the hilliest parts of the neighborhood and have better views of the surrounding mountains. Early to late 1900s bungalows and ranch-style homes are the most common, many with basements built into the hills. Most houses are about 1,000 to 1,500 square feet and typically sell for around $120,000 to $275,000. The few homes smaller than 1,000 square feet range from around $80,000 to $130,000. There are also some 2,000- to 3,000-square-foot houses that, depending on the age and condition, sell for anywhere from $150,000 to $470,000.
Less than 15 miles to two state parks
While Bloomingdale doesn't have any parks, there are two state parks in Kingsport visited by people from all over the Tri-Cities. Warrior's Path State Park is about 10 miles south. The 950-acre park features a marina along the Holston River's Patrick Henry Reservoir, where locals can keep their boats or rent kayaks, paddleboards and pedal boats. There are also about 24 miles of National Recreational Trails used by hikers and mountain bikers, two 18-hole disc golf courses and a boundless playground -- the first of its kind in a state park, welcoming children of all abilities. Bays Mountain Park is about 13 miles southwest, and with 3,750 acres, is the largest city-owned state park in Tennessee. The park has a $7 admission fee and features about 44 miles of rugged trails, some of which surround the Kingsport Reservoir and lead to mountain overlooks. There's also a nature center with animals such as wolves, foxes and raptors. And with a planetarium and observatory, people can view and learn about the wonders of space.Equidistant to Bristol and Johnson City
With Bloomingdale being such a large area, residents can live anywhere from 2 to 8 miles from downtown Kingsport. It's an equal drive to the other Tri-Cities. Starting at North John B. Dennis Highway, locals can drive 7 miles to Interstate 26 and another 18 miles to Johnson City, or hop on U.S. 11W for a 25-mile drive to Bristol. Tri-Cities Airport is about 15 miles south, offering flights to Charlotte and Dallas through American Airlines and Atlanta through Delta Air Lines.
