Borden Village's community park and central location

Borden Village is located east of downtown Kingsport in a suburban pocket of the city. While the neighborhood's residential character is similar to several other areas near the city core, Borden Village is set apart by its community park. The neighborhood attracts first-time homebuyers and families with its central location as well as the sense of community connection that runs through the park. “It’s very centrally located and has a great park with a few tennis courts,” says Mary Glenn Lively, a Realtor with Southern Dwellings who has lived in Kingsport for nearly 20 years. “It’s right in the middle of everything.”

A community gathering place at Borden Park

The neighborhood is built around Borden Park, a central hub for gatherings and outdoor activity. It has amenities such as tennis courts, a basketball court, a playground and trails through the woods. A community center within the park can be reserved and is often utilized by neighborhood residents. Less than half a mile from the neighborhood, Riverview Park has a safari-themed splash pad as well as eight pickleball courts.

Highly rated Kingsport schools

Kingsport City Schools serve Borden Village, which is zoned to Lincoln Elementary. The school receives an A-minus grade from Niche. Students then can attend either A-graded Ross N. Robinson Middle or B-plus-graded John Sevier Middle before reuniting at the district’s only high school, Dobyns-Bennett High. The school receives an A grade from Niche, which ranks it the 19th-best public high school in the state.

Centrally located between downtown and suburban shopping centers

Borden Village has access to shopping and dining on both sides of the neighborhood. Downtown is roughly a mile northwest and has plenty of local flavor, from restaurants to boutiques. Several shopping centers are directly southeast of Borden Village, across Eastman Road. The Greenacres Shopping Center has an Ollie’s Bargain Outlet and a Dollar General, while the Food City grocery store is next door in the Southland Shopping Center. Roughly a mile down Fort Henry Drive is the Fort Henry Mall, which includes several shops and the NCG Cinema.

Events within Kingsport include Fun Fest

Annual events are popular throughout Kingsport. The most expansive is the nine-day Fun Fest, which starts with neighborhood-level block parties, including one in Borden Village. The festival is capped with three consecutive nights of concerts at Dobyns-Bennett High’s football stadium. Prior headliners include Goo Goo Dolls and Phillip Phillips. “Fun Fest is huge,” Lively says. “It brings people in from everywhere, and it’s a lot of fun.” Other events focus on downtown, including the city’s Fourth of July celebration and Santa Claus’ arrival to Kingsport on the traditional Santa Train, which has run through Kentucky, Virginia and Tennessee every December for over 80 years.

Walkable neighborhood with cars needed to get around the city

Borden Village is roughly a mile from downtown Kingsport, but is directly next to the area’s largest employer, Eastman Chemical. While residents can walk their neighborhood, including to Borden Park, cars are often necessary for errands around Kingsport. The Kingsport Area Transit System operates a bus line with a stop within the neighborhood. Tri-Cities Airport, 13 miles away, offers flights to hubs including Charlotte and Atlanta.
