Lower home prices and a central location in Highland Park
Highland Park is east of downtown, one of several residential areas with midcentury-era homes. The neighborhood is centrally located, with schools, parks and shopping centers within walking distance. “Highland Park is within walking distance to Dobyns Bennett High School,” says Mary Glenn Lively, a Realtor with Southern Dwellings who has lived in Kingsport for nearly 20 years. “It’s close to the North Eastman Rd shopping and eating areas as well as downtown.” However, lower home prices than nearby neighborhoods are the most significant selling point, helping the area stand out for first-time buyers.
One-story shotgun homes, bungalows, and cottages
Residential blocks line either side of Eastman Road, with 1950s-era homes most common throughout the neighborhood. Styles can vary from shotgun to Craftsman bungalow to Colonial-influenced cottages, and most are one story. While homes needing renovation generally sell from around $40,000 to $100,000, move-in ready houses go between the low $100,000s and $200,000.

Restaurants in the neighborhood and shopping centers nearby
Eastman Road runs through the center of Highland Park and is home to several businesses. Johnny Brusco’s Pizza slings New York-style pies, while the Chop House serves up steaks. Directly north of the neighborhood are several shopping centers, including Reedy Creek Terrace, Stone East Plaza and East Stone Commons, with chain restaurants around the department stores and beauty supply shops. To the south is the Southland Shopping Center, with a Food City for groceries.

Highly rated schools in Kingsport
Students in Highland Park can attend Kingsport City Schools, though the neighborhood is split in its zoning. Part of the neighborhood is in the school zone for Abraham Lincoln Elementary, which receives an A-minus from Niche, and B-plus-rated John Sevier Middle. However, most residents can attend A-minus-graded Thomas Jefferson Elementary and A-rated Ross N. Robinson Middle. All students in the district are routed to Dobyns-Bennett High School, which receives an A grade and offers 27 Advanced Placement courses for students to choose from.

School pride for Dobyns-Bennett sports
Dobyns-Bennett High sports are important community events, especially football and boys and girls basketball. The recently renovated Buck Van Huss Dome seats 5,500 for basketball, while J. Fred Johnson Stadium can hold 5,000 fans for football games. “There’s a lot of school pride in Kingsport,” Lively says. “The availability of competitive academic, sports and music programs is incredible for a city our size.” J. Fred Johnson Stadium is also home to the three nights of concerts that cap off Fun Fest, a city-wide celebration each summer that includes nine days of neighborhood block parties and other events like an 8K race and a parade.

Indian Highland Park and Kingsport Greenbelt for recreation
Indian Highland Park within the neighborhood is home to the Dobyns-Bennett High School softball and soccer fields, but when not used by the teams it acts as a public park. Kids can play on the playground while residents bring their dogs to enjoy the large grassy field. Just north of the neighborhood is the Kingsport Greenbelt. The trail runs along Reedy Creek through the city and is a favorite of bikers and runners. “The Greenbelt gets used a ton,” Lively says. “It’s a 10-plus mile biking and walking trail — a great feature in the city.”
Indian Highland Park is a dog-friendly, 6.7-acre park with a walking path, soccer field, and batting cages.
The Kingsport Greenbelt stretches 11 miles, making it perfect for bikers and joggers.

Nearby attractions are walkable from the neighborhood
Sidewalks often flank Highland Park’s streets, and residents can walk to destinations around the neighborhood. Kids can walk to school at Thomas Jefferson Elementary or Dobyns-Bennett High, while the Fort Henry Mall and several restaurants are also within walking distance. Locals generally own cars and drive to destinations across the rest of the city. The Kingsport Area Transit Service operates buses throughout the area, with several stops within half a mile of the neighborhood.
