Lynn Garden started out as a Kingsport suburb in the 1930s, a few miles north of downtown, with homes in the Appalachian foothills and a main road with small businesses and a few national retailers. By the 1980s, it had been annexed by the city and, over time, has experienced economic downturns. Struggling families receive help from a local food bank while at the same time setting their kids up for the future. “Historically, Lynn Garden has always been a lower-income neighborhood,” says Jeff Fleming, a former city manager of Kingsport who now works as relocation manager for the city’s Move to Kingsport initiative, “But they’re still getting a high-quality education. People come here and are like, ‘This is a public school? We don’t even see private schools like this.’” Along with top-tier schools, kids enjoy playing sports at the community center and hanging out with their friends. “It was fun being a kid in Lynn Garden,” says Emily Wagner, a Kingsport native who grew up in the neighborhood. “We would ride bikes to each other’s houses and just run around and play.” Kingsport is part of the Tri-Cities region, which also includes Bristol and Johnson City, so Lynn Garden locals can take advantage of what each city has to offer.

Lower-than-average home prices in Kingsport
Most houses were built between the early and mid-1900s. They've become prime targets for investors and those looking for a home price below the citywide median of $265,000. “It’s very affordable,” says Graham Witherspoon, a local real estate agent with True North Real Estate Advisors. “You see a lot of homes sold two or three times a year. People will buy them, rent them out and sell them or buy, flip and sell. The area also gets a lot of first-time homebuyers.” Ranch-style homes with basements built into the hills and smaller bungalows are the most common. These houses range from 800 to 2,500 square feet and typically have two to four bedrooms. Prices start at around $40,000 to $70,000 for homes needing renovations. Turn-key properties can range from $70,000 to $250,000.

Elite sports and award-winning programs at Dobyns-Bennett High School
Most students in Lynn Garden attend John F. Kennedy Elementary School, while some on the southwest side go to Theodore Roosevelt Elementary. Each school earns a B grade from Niche. Students go on to Ross N. Robinson Middle School, which earns an A. Dobyns-Bennett High School, commonly referred to as D-B, also gets an A and is ranked the best public high school in the Tri-Cities region. With an iconic basketball dome and a football stadium flaunting a double-decker grandstand, it’s clear that high school sports are a big deal. “We’re probably second to Texas when it comes to high school football,” says Randy Powers, a Kingsport local and owner of Pop’s Restaurant. The D-B Indians have the winningest boys basketball and baseball programs in the country, a top 100 football program, and 2023 state championship titles in girls golf and track & field. D-B also has several programs that excel on a global level. The Future Business Leaders of America team won world championships in 2023, and the robotics team made it to the world championship from 2021 through 2023.

Lynn Garden Drive, the neighborhood’s main road, runs to downtown. It's lined with a mix of homes, industrial shops and a few stores and restaurants. Walmart Neighborhood Market and Dollar General are nearby. Residents can also find Mexican goods at La Esperanza Tienda Mexicana, a small local market. Hunger First not only serves as a food bank, but also helps those who need clothes and shelter.
Although there are a few national fast food restaurants, Pal’s is a local staple. The regional chain is known for speedy service, with diners receiving their meal seconds after ordering. This particular location is one of the few in Kingsport without a drive-thru, but it offers outdoor seating. On the roof is a giant statue of a man holding a burger. “Whenever I drive through Lynn Garden, I always pass Pal’s to see the statue,” says Wagner. “It’s always been there and just takes me back.” Those who don’t want to leave a restaurant hungry go to Full Belly for the breakfast buffet and comfort meals.
Indoor and outdoor programs at Lynn View Community Center
The Lynn View Community Center, formerly a middle school building, provides indoor and outdoor activities. For $25 a year, kids and adults can participate in a variety of programs, such as archery and pickleball classes. It also has a senior center for those 50 and older. Not only can they join exercise classes and quilting groups, but they can also make extra money by selling handmade crafts in the artisan center. “They’ll sell pottery, hand-sewn items, wreaths and seasonal decorations,” says Michelle Tolbert, the senior center coordinator. “It helps supplement those on a limited budget.” Kingsport Tribe, a local youth sports organization, uses the community center’s football and baseball fields and indoor basketball court for leagues. The center's playground is open to the public.

Public transportation through KATS shuttle buses
Kingsport Area Transit Service provides public shuttle bus services throughout Lynn Garden, with routes to downtown. Commuters can also reach downtown’s shops and restaurants with a 2-mile drive down Lynn Garden Drive. For the full Tri-Cities experience, locals can hop on U.S. 11W for a 25-mile trip to Bristol or take U.S. 26 to Johnson City. Tri-Cities Airport, about 20 miles south, serves destinations such as Charlotte, Atlanta and Dallas.
