Morrison City's history on the Tennessee-Virginia border
Through the middle of the 20th century, Morrison City was a lively community on the Tennessee-Virginia border, just north of Kingsport. A handful of small businesses centered on the busy intersection of Carters Valley Road and Lynn Garden Drive, and several churches served the community. However, in the 1970s, construction of U.S. Highway 23 led to the demolition of many businesses and several homes. Today, the bistate community is primarily residential, with churches along Carters Valley Road standing as reminders of change.
The city of Kingsport is just a short drive away and features restaurants, retail, and industry.

Midcentury-era homes off Carters Valley Road
The residential streets of Morrison City ascend the ridges on either side of Carters Valley Road. Many homes were built in the middle of the 20th century, commonly including cottages and brick ranch-style homes. Prices are often higher in the areas zoned for Kingsport City Schools, ranging from the mid-$100,000s to the mid-$300,000s. Homes throughout the rest of the community go for $100,000 to $200,000, with some fixer-uppers going for $50,000 to $100,000 based on condition.
Most of the older homes feature fireplaces.

Three school districts, including Kingsport City Schools
Morrison City’s location straddling city and state boundaries complicates its school zoning. Most students attend Kingsport City Schools, the fifth-best school district in Tennessee according to Niche. However, the Virginia side of the community is zoned to Scott County Public Schools and the Tennessee portion outside Kingsport city limits can go to Sullivan County Schools. John F. Kennedy Elementary receives a B grade from Niche, while Ross N. Robinson Middle and Dobyns-Bennett High each receive an A. Dobyns-Bennett, the only high school in the district, offers 27 Advanced Placement courses.

Church events and family movie nights
Churches are the main community forum in Morrison City, and several sit around the intersection of Lynn Garden Drive and Carters Valley Road. A handful of denominations are represented, including Methodist and Baptist, each holding events such as Bible school camps and concerts. Roughly 5 miles from town, the Allandale Mansion is a historic home now owned by Kingsport as an event venue. The city offers annual programs, including family-friendly events like holiday parties or movie screenings. “On the lawn, they have movie nights,” says Dianne Corey, a Realtor with Keller Williams Kingsport. “Families can come, and kids can play in the front yard and watch a movie on the big screen outside.”
Allandale Mansion hosts several events throughout the year that are open to the public.

U.S. Highway 23 leads to Kingsport or Gate City
Lynn Garden Road was, at one point, the primary route north and south through Morrison City. U.S. Highway 23 is now the main artery, heading toward Weber City and Gate City to the north and Interstate 26 near Kingsport to the south. Many residents commute to downtown Kingsport, 4 miles away. “Eastman Chemical Company in downtown is a big employer,” Corey says. “Lots of people live in the area because they work there.” While most locals own cars, the NET Trans system offers pick-ups and drop-offs throughout northeast Tennessee.

Convenience stores within the community
In Morrison City’s heyday, shops and restaurants lined Lynn Garden Drive. Nowadays, businesses are mostly found north or south of the community in Kingsport or Weber City. Several convenience stores still sit within Morrison City just across the Virginia border, and a few small local shops, like the Thrifty Willow, are located along Carters Valley Road. Price Less IGA is the closest grocery store, just north of Morrison City in Virginia.

Lynn View Community Center just south for recreation
The area is short on parks, but residents can head toward Kingsport for recreation. Lynn View Community Center was once a school but now operates basketball and volleyball courts in the former school’s gymnasium, alongside football and baseball fields.
Local residents come out to utilize the walking track at Lynnview Community Center.
Take a short drive over to Lynn View Community Center for both indoor and outdoor recreation.
