A thriving art community
Midtown Kingston in Upstate New York, considered a second-home destination in the past, is becoming a popular hub for artists who have relocated from places like New York City. Sean B. Nutley of Hudson Valley Company says the artists have brought a new energy to the community. Since there has been an influx of creative minds, the neighborhood has established affordable housing for artists to influence more relocaters. “It’s a real hotspot for artists,” says Nicole Polito of Berardi Realty. “There’s also lots of development going on.” Polito adds that many residents who grew up in the community and moved out of the area, are coming back. She cited affordable living as one of the reasons.
Shuttered buildings have been converted
Most of the housing stock consists of Single and two-family homes, old-style homes, Victorians, two-family homes and Edwardian-style houses — price points tend to land between $156,000 to $2.5 million and the average size of the dwellings is 1,461 square feet on lots with median sizes of 4,356 square feet. A two-family home ranges between $267,000 to $315,000. Two-family homes have become popular in the region. Some are converted from a single-family home for homeowners who want to live in one part while renting the other to offset costs. Many residences are converted buildings that housed companies until they shuttered during an economic downturn. Some of the buildings were once vacant. This is a car-dependent area, but there are two public bus stops.

High School's TV station covered a presidential visit
Kids in the neighborhood can attend John F. Kennedy Elementary School, which earns a C-plus from Niche. Bulkeley Middle School has an A-minus grade, as does Kingston High School. The student-led Kingston High School Television covered President Bill Clinton’s trip to Kingston in 2000. There are 20 colleges and universities within 50 miles of the community, including Bard College and Ulster County Community College.
Kingston High School has 1,856 students in grades 9-12 with a student-teacher ratio of 13 to 1.

The Swiss Army knife of parks
There are nearly 20 parks, neighborhood centers, pools and playgrounds near the community. Kingston Point Beach & Rotary Park, considered the “Swiss Army Knife” of parks, offers several outdoor opportunities, including fishing, volleyball, birdwatching and softball. The park also has a dog park and pavilions for parties and gatherings. Under development is the Ulster County Midtown Linear Park, a 1-mile asphalt pedestrian/bike trail located at the abandoned Ulster & Delaware Railroad Corridor.

There are nine shops in the Kingston area. Rewind Kingston is a local thrift shop. Red Owl Collective is an antique store. There is also Smoke Shop. Additionally, Polito says there is a Target and Dick’s Sporting Goods among seven other stores at the Hudson Valley Mall, which is within five miles of the community. The neighborhood’s grocery store is MyTown Marketplace and tasty treats can be found at Lady M Cake Boutique. Authentic Turkish cuisine is on the menu at Masa Midtown.

The Yankees' minor league team plays here
On any given week, Kingston hosts five to 20 events, including farm stalls, video game events, a short film series and an annual soapbox derby. Seasonally, baseball fans can see the Hudson Valley Renegades, the Yankees' High-A affiliate.
