Charming eateries and boutiques
West Stand Street and Broadway are lined with colorful four-story Italianate rowhomes that house quaint eateries and boutiques. Small tables shaded by umbrellas seep into the streets, a popular COVID-19 trend that embraces outdoor living and people-watching like European bistros. The three main restaurants along the waterfront are Ship to Shore, Mariner's Harbor, and Ole Savannah," says Greg Berardi, principal broker at Berardi Realty, who has decades of experience in the industry. "They all serve different kinds of food, and they're all delicious." At Ole Savannah Southern Table and Bar, patrons can enjoy riverfront views and passing boaters over a plate of fried green tomatoes. Other menu items include a mix of barbecue and Cajun-style fare, such as pulled pork sliders and jambalaya.However, Galeano notes that institutions like Burnette and Armadillo offer more unique experiences. Down the street, Armadillo's red-tiled floors and colorful interior provide a lively yet cozy atmosphere for a happy hour margarita and Tex-Mex cuisine. Brunette's is a French-inspired wine bar boasting a bright and airy ambiance with pastel and golden accents, marble cafe tables and a long list of reds, whites and roses. Brunette's also offers 25% off bottles every third Monday of the month.
Small shops include antique stores, art galleries and clothing boutiques. Chicory Naturalist is the neighborhood's local nature shop, selling children's books like "Baby Botanist" and "Humongous Fungus" and games. Around the corner, Next Boutique is known for its selection of high-quality designer clothing, jewelry and accessories. Larger box stores and grocers like the ShopRite of Kingston are about 3 miles north along U.S. Route 9W, while others can shop for fresh local produce every Sunday at the Waterfront Farmer's Market.
T.R. Gallo Waterfront Park festivities
Rondout's T.R. Gallo Waterfront Park hosts some of the city's largest events, like Hooley on the Hudson. Today, hooley is a generic Irish term for a lively party. Still, its meaning dates back for generations as a traditional celebration that honors the community's ties. Every Labor Day weekend, thousands of attendees gather at the waterfront to enjoy three stages with live music, step dancing performances, food and craft vendors and a full day's worth of activities."Kingston also has a huge Saint Patrick's Day and Italian Festival," Galeano says. St. Patrick's Day starts with the annual 2-mile Shamrock Run, where runners are decked out in shades of green. The run is followed by one of the Hudson Valley's largest parades, where Irish-themed floats, bands and rowdy crowds with spray-painted green beards, beads and more march around town before ending at the waterfront.
A more family-friendly event is the Annual Kingston Artist Soapbox Derby. The arts community comes together every summer for an afternoon of fun. Participants race down Broadway in eclectic non-motorized but mobile sculptures. Other art-centric events include the Rondout Music Festival and the Night Market, where shops, restaurants and galleries are open late on the last Saturday of the month from May till September.
Strolls along the Empire State Trail
T.R. Gallo Waterfront Park consists primarily of walkways along the creek, boat docks and a large open plaza with picnic tables and a small gazebo, making it a popular gathering place for afternoon picnics and citywide events. About 1 mile away, Block Park is another riverfront park with a large baseball diamond, basketball courts and a small playground. Parkgoers can watch dozens of boaters sail by at the adjacent Hideaway Marina.Rondout Historic District residents also have easy access to the Empire State Trail, which leads to Kingston Point Park. Tucked along the city's eastern shore, Kingston Point Park is home to a dog park, a 9-hole disc golf course, a BMX track for bicyclists and multiple sports fields. Kingston Point Beach is right across the street, along with a playground and soccer field. Hidden at the end of the road is Rotary Park. A short walk leads to an open green space with a covered picnic pavilion and access to the Kingston Point Rail Trail. This short gravel trail offers views of the Rondout Lighthouse in the distance as it follows the Hudson River and the city's former train tracks.
Historic Victorians, rowhouses and more
Spacious historic homes with colorful facades are scattered throughout the community. Most properties were built throughout the 19th century, while a handful of modern 21st-century buildings are in between. Stately colonials sit next to Victorians, Queen Annes and Dutch colonials that pay tribute to its past. Broadway is lined with traditional brick rowhouses, while other streets feature Second Empire and Italianate designs with low-pitched roofs and ornate decorative details. Many of these larger homes have been converted into multi-unit properties, with prices for the entire building ranging from the $800,000s to over $1 million. Charming bungalows and colonial-style farmhouses with welcoming front porches can range from the $300,000s to the $500,000s. "The average sales price in 2023 was about $890,000, while the average price in Kingston was around $450,000," Galeano says.Commutes around the Valley
The community is a walkers and bikers haven, with nearby trails, restaurants and shops within walking distance. Ulster County Area Transit bus routes run throughout the neighborhood, with stops scattered along Broadway and Spring Street. U.S. Route 9W, a major thoroughfare running along the Hudson River's western side, borders the community. Nearby roads include New York State Route 28 and U.S. State Route 209. Interstate 87, or the NY State Thruway, is the main interstate throughout the Valley, leading residents about 65 miles north to Albany International Airport and 100 miles south to Manhattan. The Kingston City School District serves the Rondout community and earns a B rating on Niche. Kindergarteners through fourth graders may attend John F Kennedy Elementary School, which scores a C-plus. Fifth through eighth graders may attend the B-minus-rated J. Watson Bailey Middle School. Kingston High School garners an A-minus rating on Niche. Kingston High offers a range of extracurricular activities, such as the local crew team that regularly practices and competes along the Rondout Creek and Hudson River.
