Former resort community by Lake Washington

Less than 2 miles from Lake Washington, North Juanita offers convenient access to schools, commercial hubs and public parks in the city of Kirkland. The name Juanita was inspired by the Spanish love song of the same name written by Caroline Norton in 1855. This area originally was built in the 1920s as a resort community. Many homebuyers are drawn by the natural beauty of Lake Washington and Juanita Bay and the location 17 miles from downtown Seattle.

Kirkland native and RE/MAX Northwest Realtor Elizabeth Avery has lived and worked in the area for 30 years. "North Juanita is a beautiful place to live; there is a resurgence of life moving back to the area," Avery says. "The school system is a major draw." While lacking any direct lakefront property, North Juanita's proximity to the lake means that many residents own boats and frequently enjoy waterside activities.

Single-family homes, cul-de-sacs, condos

Old conifers and willows line the streets and cul-de-sacs of North Juanita. Some residential streets lack sidewalks, and most properties have a driveway and a garage. Contemporary developments with stone finishes and fireplaces are indicative of the Northwestern architectural style. Renovated homes and new construction don't stay on the market for long. Housing types include ranch-style homes, split-levels and traditional homes. Backyards are often secluded with wooden fencing and dense foliage. Single-family homes typically range from $850,000 to $1.3 million, though some go higher. Condos are priced from about $350,000 for a one-bedroom to $565,000 for a three-bedroom.

Juanita Creek has mulch-covered pathways where residents can find blooming blackberry bushes in the spring. There's also a sizeable off-leash, fenced-in dog park. Nearby Brookhaven Park runs along Juanita Creek and has a waterside trail and picnic area. For a more low-key outdoor experience, Josten Park is tucked away within the neighborhood within walking distance of many homes.

Well-regarded schools, Juanita Aquatics Center

Residents of North Juanita enjoy the advantage of above-average public schools in the Lake Washington School District. Juanita Elementary School has an A from Niche and is within walking distance of many homes. After-school enrichment classes include dance, crafts and computer coding. Finn Hill Middle School also has an A. Like Hogwarts, Finn sorts students into one of four houses, which meet weekly for games and discussions to help develop students' social and emotional learning. The rebuilt and renovated Juanita High School, with an A-minus, has several newer athletic facilities, like a turf football field and two full-size baseball diamonds. In addition to those sports, it's known for a competitive swim program. The Juanita Aquatics Center is on site.

I-405 is close by, as are major employers

Bus stops are on Juanita Woodinville Way, 100th Avenue and 132nd Street. Interstate 405 is just to the east. Bellevue is about 11 miles away, and it's about 17 miles to downtown Seattle. Crossing Lake Washington via state Route 520 in either direction, there's a toll bridge, though the Good To Go! Pass from the Washington State Department of Transportation provides a discount. It's about a 25-mile trip from North Juanita to Seattle-Tacoma International Airport, Sea-Tac.
Commuters have a drive of about 8 miles to reach Redmond, which has SpaceX and the headquarters of Microsoft and Nintendo of America. In addition to tech-industry giants, the region is also known for healthcare, boating and shipping companies.

Juanita Friday Market, community events

Juanita Beach Park's parking lot is the setting for the city of Kirkland's Wheels and Reels Winter-Spring Drive-In Movies. Preregistration is required, and it's $20 per vehicle. Also held here is Juanita Friday Market, which features farm produce, specialty items and flowers. Another option is the Kirkland Wednesday Market, which is held downtown. Both markets are open from June through September. The Juanita Bay Park Bird Walk Tour is held monthly, and other events in the community include art shows, habitat and forest stewardship volunteer days and seasonal and holiday celebrations.

Juanita Village for dining and retail

North Juanita is central to all the area's commercial dining and retail hubs. Near Juanita Beach Park is Juanita Village, which features family-owned businesses like Café Juanita. This upscale restaurant offers four different tasting menus with Northwest ingredients, all inside a cozy, Midcentury Modern home. On the southeastern side of North Juanita, there is a commercial district around Northeast 124th Street. Seattle-based grocer QFC and a Fred Meyer are options for knocking out the weekly shopping list.
Sushi rolls can be found at Izumi, and buttery naan with spicy curry are some of Sitar Indian's authentic offerings. A newer addition to the area is The Village at Totem Lake, a redeveloped outdoor mall that has sparked renewed interest in the Kirkland area. The Village has a luxury movie theater and a pizza place named Serious Pie. Salt & Straw serves sweet treats with innovative varieties like olive oil ice cream.

Activities and nature by Lake Washington

At the shore, Juanita Beach Park is a popular swimming destination during the hot months. Jeff Underwood, the owner of Seattle Paddle, says the public vessel launch is well-used, as many people partake in water sports. Kayaking and standup paddleboards are popular. There's also a snack shack and playground. Underwood says parking can be tricky, but plenty of people bike and walk to the park from nearby apartments and condominiums.

Around the bay's bend, on the northeast shore, Juanita Bay Park's 110 acres of forested trails and wetlands draw nature lovers, including birdwatchers and hikers. The 210 steps of the Forbes Creek Stairs are an intense workout on the way to the Forbes Creek trails.
