Knox offers lower home prices and lake living

A relaxed rural lifestyle, lakeside recreation and easy commutes to nearby cities draw buyers to the town of Knox. About 3,500 people call the Starke County seat home. The community offers homes at a lower median price than nearby Plymouth and proximity to employers such as MPI, Starke County’s largest manufacturing employer, and Callisons, a global leader in mint production and flavors. Bass Lake is a major highlight that attracts locals and visitors alike. “It’s a nice location because it’s 30 minutes to Valparaiso and Plymouth, and both are bigger cities. That’s usually one of the big reasons people like it there,” says Rhonda Hurford, a broker associate with Collins and Co. Realtors with more than 13 years of experience. “There’s lake living there. A lot of Illinois people move to this area to get away from the hustle and bustle, and our taxes are less in Starke County.”

Midcentury homes in town, waterfront properties on Bass Lake

Although there are some new builds scattered across Knox, most homes were built after the 1950s. In town, American Foursquares, bungalows and National-style homes with gabled roofs populate the sidewalk-lined streets, and many feature driveways or garages. Farmhouse, split-level and ranch-style houses on roomy parcels are common outside of town. But many buyers are drawn to waterfront living in the area. “My biggest sales place in Knox is Bass Lake,” Hurford says. The lake is dotted with cottages and custom-built properties, some of which feature docks or private beaches.The median sale price in Knox is about $160,000, less than Plymouth’s median of $180,000. Fixer-uppers typically cost less than $90,000, while move-in ready homes start around $130,000 and reach up to $300,000. Homes on spacious lots with four or more bedrooms can range from $300,000 to about $500,000. Luxe lakefront properties with deeded beach access can sell for $840,000 to more than $1 million.

Bass Lake and Wythogan Park offer outdoor fun and community events

Knox’s biggest attraction is Bass Lake, a 1,400-acre natural lake that offers boating, fishing and swimming. “There’s a campground on the lake that a lot of people like to vacation at, and once they get in the area, they realize they want to buy,” Hurford says in reference to Bass Lake Beach and Campground. Wythogan Park is the largest in Knox and a community gathering place with a paved trail, skate park and sports fields. “They host bands and have a splash pad there,” Hurford says. “You can rent pavilions there, there’s a ball diamond, and the Yellow River runs through there and a lot of people kayak.” The Erie Trail runs from the south side of Bass Lake to North Judson, which Hurford adds has been a boon to the area. “It’s a big thing for people to be able to commute from one location to another via these bike trails,” she says.

College credit and career courses at Knox schools

Knox has its own school system, starting with Knox Community Elementary School, which receives a B grade from Niche. Knox Community Middle School is graded C-plus, while Knox Community High School receives a B. The high school offers 45 dual credit and Advanced Placement courses, plus career and technical education classes through the Northern Central Area Vocational Cooperative. Some of the on-site CTE offerings include graphic communications, agriculture and automotive technology.

Family owned eateries and lakeside taverns serve the area

Restaurants and retail are limited in Knox, but residents can grab groceries at Five Star of Knox or Save A Lot just outside of town. “There’s not a lot of shopping in Knox,” Hurford says. “There’s not any clothing stores or anything, but they do have a coffee shop down there that people really like called Rabbit Coffee Roasters Company.” Hurford highlights family owned restaurants like Christo’s Family Dining and Country Kettle, both of which serve up classic American fare. 10-56 Brewing draws a crowd with craft beers and a name that represents the police code for a drunk pedestrian, a nod to the owner’s career as a state trooper. There’s also a handful of restaurants around the lake, including Beachside Tavern, Woodshed Tap, and Bass Lake Pub and Ristorante.

Less than 40 minutes from Valparaiso

Knox is about 20 miles from Plymouth and 30 miles from Valparaiso. South Bend and South Bend International Airport are within a roughly 40-mile drive. Medical care is available in town at Northwest Health-Starke. An active rail line runs through town, which can cause occasional delays.

Bass Lake Festival and Knoxtoberfest highlight local culture

One of the most anticipated events of the year is the Bass Lake Festival during the last weekend of July. The annual event features a 5K run, vendors, live entertainment and fireworks. Held the first weekend of October, Knoxtoberfest is a downtown celebration with plenty of food, friendly competition and live music. Decorative floats march down Main Street during Knox’s Hometown Christmas Peppermint Parade in early December.
