"The streets are lined with sidewalks, so you see tons people walking up and down the sidewalks and children out in the yard playing at any given time," Scates says. The neighborhood also benefits from access to shopping and dining in Fountain City to the north and downtown Knoxville to the south, with an easy commute to either on Broadway.

Renovated bungalows and minimal traditionals
Single-family homes make up the bulk of this neighborhood, especially bungalows and minimal traditionals dating between 1920 and 1950. Most have been renovated or are in the process of being renovated, which often includes an entire remodel. "Usually they'll have a new roof, new siding, new HVACs, all new interiors," Scates says. Prices range between $120,000 and $350,000. These smaller properties tend to sit on smaller, grassy parcels. Many homes have front porches, and some have off-street parking along narrow, private driveways, but on-street parking is common. Not every street has sidewalks, but many homes are walkable to neighborhood amenities. Train tracks to the south may create some noise pollution.

"They're building the new baseball stadium downtown, so that is driving all new retail options from the baseball stadium up Broadway," Scates says. Near the neighborhood, Broadway has a variety of grocery stores, fast food chains and locally-owned restaurants. Kroger and Save A Lot are the closest stops for grocery essentials, and Walgreens has a drive-through for prescription pickups. La Piñata is a favorite local stop for Mexican food such as tacos and fajitas, with a happy hour from 3 to 6 p.m. and outdoor seating. Downtown Knoxville, 3 miles south, has a concentration of over 90 restaurants within one square mile. Fountain City, 3.5 miles north, has unique locally-owned stops such as Litton's Market, Restaurant and Bakery, serving burgers on a homemade roll for dinner and cakes and pies for dessert.

Running or biking on the First Creek Greenway
Belle Morris has exercise spaces both inside and outside its borders. Within the neighborhood, New Hope Recreation Center offers group activities, including youth and adult basketball leagues, an after-school program and a summer playground program for kids. The center has a small grassy space outside with a playground and picnic table under the trees. Just south of the neighborhood, First Creek Park follows the path of its winding, namesake creek. The Tennessee Department of Environment and Conservation advises avoiding physical contact with the creek due to bacterial contamination. A paved greenway also runs along the length of the park through open spaces, industrial areas and wooded spaces.

Career academies at Fulton High
Younger students may be able to walk to school, with Belle Morris Elementary located on the neighborhood's north side. Niche rates the school C-plus. Students may progress to Whittle Springs Middle, another Knox County Schools entity, which earns a B-minus. Teens typically graduate from Fulton High, which also earns a B-minus. There, freshman can explore different career academies before embarking on a pathway from sophomore through senior year. The high school has Academies of Communications, Health and Human Services, and Public Service, with opportunities to work closely with professionals in those fields.

Minor league baseball at the upcoming Covenant Health Park
Downtown Knoxville is a draw for sports and special events. The city's minor-league baseball scene will come to life at the upcoming Covenant Health Park, with a projected completion date of March 2025. The stadium will host the Tennessee Smokies, the Double-A minor league affiliate of the Chicago Cubs. The Big Ears Festival is a music event 15 years strong, bringing out 40,000 locals and visitors each spring. The festival features nearly 200 concerts, talks, workshops and film screenings spread across more than a dozen venues in the downtown area.

Belle Morris is accessible by foot, bike, bus and car. Broadway, located along the neighborhood's west side, is an easily-accessible north-south route through the city. Knoxville Area Transit buses stop in the center of the neighborhood every 30 minutes on Nadine Street. McGhee Tyson Airport, with over 25 nonstop flight destinations, is a 15-mile drive south.
