Formerly wheat fields and farmland, West Knoxville’s Blue Grass neighborhood offers the benefits of suburban living while still being only minutes away from downtown. This can range from resort-style living near golf courses to fishing and boating on Fort Loudon Lake. The area offers more traditional subdivisions with single-family homes that vary in size and style, with plenty of greenery and yard space for decorations or gardens. The houses are only minutes away from Knox County Schools, with each school earning high marks. “The area is in a convenient location, relatively close to town with good shopping and retail close by,” says Robert Threlkeld, an agent with Keller Williams Signature who has served the Knoxville area for over 12 years.

Homes in Blue Grass come in many shapes and sizes. Many homes in the community, according to Threlkeld, are from “old farms turned into subdivisions.” There are multiple areas to choose from, such as the planned community of Whittington Creek or the Bennington subdivision. The housing styles are as varied as the communities, with three- to four-bedroom ranch-style or split-level homes with accents of brick and wood going for $300,000 to $450,000. Meanwhile five- and six-bedroom newly constructed homes and mansions can cost between $800,000 and $2 million. Homes in the area typically have large yards and driveways, and many come with attached garages.

Knox County Schools
Knox County Schools serves the students of Blue Grass and children can start their education at Blue Grass Elementary School, which receives an A-minus rating on Niche. From there, they can move on to West Valley Middle School, which also receives an A-minus rating, and finish at the B-plus-rated Bearden High School. Bearden High is committed to providing all students with an outstanding education with over 50 advanced academic courses, such as Advanced Placement (AP) courses for grades 11 and 12 and pre-AP courses for grades 9 and 10.

Fun at Fort Loudon Lake
Keller Bend Park is a small park on the neighborhood's southern end that offers a half-mile walking trail hidden among the trees. Just outside the neighborhood is Carl Cowan Park, which provides a splash pad for children and several sports fields for locals to enjoy. Both parks hug Fort Loudon Lake, which, for many, is the place to catch bass and catfish. It is part of the Upper Tennessee River and a popular spot for boating and birdwatching.
