Reinvigorated living in Burlington

The East Knoxville suburb of Burlington is teeming with history. The neighborhood is home to Knoxville’s oldest residential cul-de-sac, which was previously used as a horse track. It officially became a part of Knoxville in 1917, though it had been forming into a community long before. “One of the most unique parts of Burlington is its mix of people. We have a very diverse community,” says Joe Rickman, who has worked at the Burlington Branch Library for about a decade. Burlington offers parks, community centers, restaurants, shops and public education through Knox County School District. The area is most widely recognized for its supportive community, nature and proximity to downtown Knoxville. Burlington is an ideal choice for those who want to be within about 6 miles of city amenities while enjoying the quiet atmosphere that comes with suburban living.

Burlington’s fundamental architecture and revamped appearances

Homes and cottages in Burlington typically bear new traditional and ranch-style architecture with two to three bedrooms. Properties tend to fall in the $100,000 to $300,000 range, making housing costs more affordable than other Knoxville areas. Many homes here are older and built throughout the 20th century, but Burlington construction continues to rise. “There is all kinds of activity as far as development in the area, and older places have been torn down, replaced by apartment complexes and senior living facilities,” Rickman says. In 2021, the city of Knoxville dedicated $2 million to the Burlington Streetscape Project, hoping to revitalize the area and improve the Burlington commercial district. Constructing wider sidewalks and relocating utility lines are a couple measures taken on by the project in hopes of creating more street parking and increasing walkability.

Upgraded transportation in Burlington

Knoxville has strived to enhance its public transit system, Knoxville Area Transit (KAT) by generating more routes and developing a Super Stop on Kirkwood Street, which eases the commuter’s experience. Super Stops feature shelters, ticket vending and more accessible boarding, with more frequent and reliable schedules. Locals with cars can also quickly access nearby Interstate 40, one of the largest routes in the country. Asheville Highway and Rutledge Pike are also nearby commuting options outside of the neighborhood. A Greyhound stop sits off Martin Luther King Jr Avenue, and for air travel, McGhee Tyson Airport is about 19 miles away. For health care, there are nearby options, including Oak Street Health East Knoxville Primary Care Clinic.

Shopping and dining along Asheville Highway and Magnolia

Burlington features a small commercial area along Asheville Highway, with shops such as Kroger and Walgreens, along with thrift stores, banks and medical centers. Long-standing and locally owned Burlington businesses mostly include dining options and a flea market that opens several times a week. Lunch House is a popular mom-and-pop shop that exhibits the quintessential small-town Tennessee atmosphere paired with country ham and biscuits and gravy. The local chain, Buddy’s Bar-B-Q, is off Magnolia Avenue with all-you-can-eat ribs on Saturdays. For a late-night bar option, State Burner’s Motorcycle Club is open a few times a week and is known for its friendly and welcoming staff.

Burlington’s centralized location is rolling in recreation

Chilhowee Park & Exposition Center begins in Burlington and spans upward, with 80 acres of outdoor space. The park features a 3-acre lake, Muse Knoxville, which is a children’s science museum, and various event venues for concerts, festivals and radio operated car shows. Adjacent to the park is Zoo Knoxville, home to exotic animals, such as elephants, giraffes and zebras. The Knoxville Botanical Garden and Arboretum is also nearby, where 47 acres are covered in walking trails that showcase garden displays and historic horticulture. The area also often hosts social events and classes, such as flower arranging and basic gardening.

Public education options in Burlington

Knox County School District serves Burlington, and zoning for primary and middle schools depend on home addresses. Much of the neighborhood is zoned for Ritta Elementary and Holston Middle, which both score B-minus grades on Niche. Austin-East Magnet High rates a C-plus and is a performing arts magnet school, with advanced art programs alongside athletics and academics. The University of Tennessee, Knoxville has also developed a partnership with Austin-East, where undergraduates, graduate students and English lecturers help high school seniors with their college application essays.
