Downtown Knoxville, a gem of East Tennessee
Downtown Knoxville is the heart of the city and a jewel of East Tennessee. At just one square mile, it's a charming neighborhood steeped in history and overflowing with culture, entertainment, shopping and dining. I mean, there's 90 restaurants in one square mile," says Avi McCullah, the marketing director at Our Home of eXp Realty. "Gay Street was the first ever paved road in Knoxville. It's gotten back all its potential."

An afternoon of shopping and drinks at Market Square
When running errands, residents can easily walk or bike to the local grocery stores, corner markets, or banks. Downtown Knoxville's strength is in the unique shopping boutiques scattered along the main boulevards, from the bright clothing pieces at Fizz to the endless stories found in Union Ave Books. "Market Square is a must. There's the farmer's market, rooftop bars, shops, anything you could want. It dates back all the way to 1897," McCullah says. Market Square gets packed no matter the time of day, whether it be the morning crowd at Café 4 enjoying Southern comfort brunches and craft cocktails or evenings at Stock & Barrel with its fine bourbon and gourmet-level burgers. They're just skimming the surface – Downtown is a hotspot for busy pubs and bars, hip coffee shops and fine dining opportunities for date night.

Condo variety throughout Downtown Knoxville
Here, converted industrial lofts with floor-to-ceiling windows and exposed brick sit next to newer mid-rise condominiums featuring views of the Tennessee River or the Smoky Mountains. These condos make up most housing options in downtown Knoxville. Many of the condo complexes offer on-site amenities such as garage parking and fitness centers. Two-bedroom condos typically sell between $500,000 and $530,000, while particularly large units or penthouse suites can reach between $800,000 and $1 million. Units usually only stay available for about a month after receiving multiple bids. The range is vast, so there are options when it comes to budget.

Concerts at Bijou and creative First Fridays
The Farmer's Market, open on Wednesdays and Saturdays from May to November, showcases the freshest local produce. For performing arts patrons, Broadway at the Tennessee Theatre offers a season of six critically acclaimed shows each year. Music fans love the Bijou for live concert performances, and art enthusiasts never miss First Fridays, when galleries host lively receptions at night.

Getting educated with Knox County Schools
Downtown Knoxville is served by Knox County Schools, and kids can start at Sequoyah Elementary, which receives an A-minus on Niche. Students move on to Vine Middle Magnet, graded with a C-plus, before finishing basic education at either West High or Austin East Magnet High. They earn a B-plus and C-plus, respectively. Downtown is also the site of the L&N STEM Academy, ranked by Niche as one of Knoxville's best public high schools.
Sequoyah Elementary School is the only school within Sequoyah Hills.
Vine Middle School scored a C+ on Niche.
West High School has a large campus.

Navigating Knoxville
Being in the city's core makes for great walkability. To get to other parts of the city, Downtown is bordered by Interstate 40 and is intercepted by the main thoroughfare of Gay Street. Knoxville Area Transit busses run through Downtown as well, providing public transportation around the city.
