And all residents recognize East Knoxville’s well-priced homes. “You probably have the least expensive property per square foot in the whole city in East Knoxville,” says Chris Morton, principal broker with Crye-Leike Realtors and Knoxville resident of 54 years. “It’s convenient to downtown, to the river and to Broadway.” Founded as a gateway suburb to downtown, East Knoxville has evolved over the past century, with many homes having been built between 1970 and 1999. While some of these may require renovations, homes in East Knoxville are priced lower than in other areas of the city, creating excellent opportunities for first-time homebuyers who value getting more for their money.
From city streets to the Holston River
Best known for its quaint mid-century bungalows priced between $150,000 and $300,000, East Knoxville also offers brick ranches built in the ‘70s and ‘80s, listed from $200,000 to $300,000, for those seeking a bit more space. These generally sit on small lots, with short green lawns and driveways setting them back from the curb. Many homes in the area require renovations, which is an appealing prospect for first-time home buyers looking to build equity. “There’s good investment potential out there now with the lower property values,” Morton says. Larger cottages along the banks of the Holston River offer residents the peace and privacy of country retreats, with large rolling plots of land that can range in price from $300,000 to $400,000.

Locals shop for groceries at Kroger, located just over 2 miles out of the neighborhood on Asheville Highway. The closest Walmart is about 5 miles north of East Knoxville, as is the Home Depot. Annually, the Tennessee Valley Fair sets up in East Knoxville for 10 days of country carnival fun. “The Tennessee Valley Fair is a big draw. It brings people from around the region,” Morton says. “They bring in livestock and rides and all kinds of things. It really changes the whole look of East Knoxville.” Just a little farther up the road is Zoo Knoxville, a popular destination for animal lovers and the red panda capital of the world.

The magnet schools of East Knox
Sarah Moore Greene Magnet Academy is a Global Leadership magnet school located in East Knoxville. This kindergarten to grade five public elementary school offers students unique learning opportunities, such as Spanish Exploration Classes and Media Lab courses, that foster their cultural awareness and leadership skills. Students living in East Knoxville go on to Vine Middle Magnet, which offers courses in West African drums, and Austin-East Magnet High School, which offers courses in marine ecology. All three schools score a C-plus on Niche.

Green spaces along the Holston and Tennessee Rivers

These trails make up the Holston River Greenway, which loops around the park through an oak and beech forest and crosses an abandoned rail line while tracing the bank of the river. Highways to downtown and the KAT buses
Just over a mile from downtown and the University of Tennessee, East Knoxville is a convenient choice for residents commuting to the city or students attending the university. Located between Interstate 40 and James White Parkway, the neighborhood offers easy access to both east-west and north-south highways. Public transportation on Knoxville Area Transit buses is also available, with KAT Route 32 running along Brooks Avenue and KAT Route 34 looping through the neighborhood.
East Knoxville will soon be home to a new baseball stadium and entertainment district.
The return of the Knoxville Smokies
The city of Knoxville has experienced near-constant growth and development over the past few years. One project that residents are looking forward to currently is the recently approved new baseball stadium which will bring the local minor league team back into town. Construction in East Knoxville is slated to complete in time for the 2025 season. “As the new stadium goes in, that area is going to see some real development,” Morton adds. “There’s good investment opportunity out there with the lower property values right now.”
