A National Historic District north of downtown Knoxville
People from across Knoxville walk or drive through Fourth & Gill just to see the neighborhood’s historic, turn-of-the-century homes. The community is a National Register Historic District, and homeowners here take great care in preserving the character of their properties. “The area has come alive with people doing repairs and renovations to restore properties to their original appearance,” says Jess Shepherd, a Realtor with Keller Williams Realty who has worked in Knoxville for 11 years. Neighborhood pride extends beyond the houses themselves as several community groups work to preserve the area and foster fellowship. Over time, many businesses — including breweries and restaurants — have popped up along the neighborhood’s main throughway, and parks and community resources are also within walking distance.
Preserving Fourth & Gill's historic homes
Properties sit on grassy lawns, many decorated with manicured bushes and trees. Most homes do not have a driveway, though the neighborhood has wide streets with ample parking. The architectural landscape reflects the tastes of the late 19th and early 20th centuries, featuring American Foursquares and Craftsmans. Tudor Revivals and Queen Annes make up some of the oldest homes in Fourth & Gill. “The historic architecture really adds a lot of beauty to the neighborhood,” Shepherd says. Due to the historic designation of the neighborhood, there are stipulations to new construction and home renovations. Prices typically range between $350,000 and $725,000. The neighborhood has a few condo buildings — also built in the early 1900s — in which units sell between $225,000 and $350,000.

Tickets support the Fourth & Gill Neighborhood Organization, which has several committees dedicated to livability and preservation in the area. The organization, originally formed by a group of mothers seeking to improve the life for their families, hosts a free Halloween party at the neighborhood park each year, with trick-or-treating, a costume contest and a chili cook-off.
