Nature-filled suburb located south of Knoxville
The sprawling, nature-filled suburb of Grandview-Whites Village is unique in what it offers those who live there: a whimsical fantasy-themed village, winding countryside trails and an expansive natural area all exist within the neighborhood’s 4 square miles. “There’s a lot of stuff going on in the South Knoxville area across the river, lots of parks, wildlife centers, things of that nature,” says Realtor Caroline McDonald, a Knoxville native and owner at McDonald Realty, LLC. Additionally, this area encompasses Knoxville Downtown Island, an island airport situated in the middle of the Tennessee River. Students here are zoned for Knox County Schools, which receives a B-plus rating from Niche. The overall CAP Index score for Grandview-Whites Village is 3, which is slightly lower than the national average of 4.
Ranch-style homes and new construction
Common residential architectural styles here include a variety of ranch-style dwellings and bungalows that often feature paved driveways, carports and garages. Residents can also find a handful of Cape Cod homes and New Traditional properties, some of which have been recently constructed. A majority of the single-family homes in Grandview-Whites Village cost between $250,000 and $400,000. This neighborhood also has numerous plots of land for sale, which can range anywhere between $50,000 and $300,000, depending on the acreage and location. “As more people and more people have started moving into the southern Knoxville area, prices have steadily increased,” McDonald says. Several housing developments, including the residential communities of Wind Tree Oaks and Wildwood, can also be found throughout this area.
Outdoor adventures abound
Along the neighborhood’s northern border is the Tennessee River, home of the Knoxville Downtown Island. Just south of the island and river, further into the neighborhood, residents can find the Ijams Nature Center, the Forks of the River Wildlife Management Area, Meads Quarry and more. Outdoor enthusiasts might launch their kayaks from Riverside Landing Park and dock at Ijams Nature Center, where they can spend the day exploring the area’s wetlands and biking along 10 miles of trails. The parking fee at Ijams Nature Center is $5, but visitors can hike, swim and visit the animal center and on-site art gallery all free of charge. Navitat Adventure Park, located within the center, requires a ticket and features a zipline, ropes course, and more. Ringed by thick groves of maple trees and cottonwoods, Mead’s Quarry Lake is a public-access swimming spot. Even more outdoor recreation can be found at Forks of the River Wildlife Management Area, a sprawling nature preserve and public park that extends more than 50 miles and features an intricate trail system.
Dual-enrollment program at South Doyle High School
Young learners in this area can attend New Hopewell Elementary or Moreland Heights Elementary School, which are rated B and B-minus, respectively. South Doyle Middle School is another B-rated institution, and South Doyle High School is a C-plus-rated secondary school. South Doyle High also offers a dual-enrollment program in which students can take college courses at the nearby Pellissippi State Community College.
Award-winning Ye Olde Steak House opened in 1968
At the intersection of U.S. Highway 441 and Tennessee State Route 168, residents can find a couple of shopping centers with department stores such as Walmart, Home Depot, Lowe’s Home Improvement and Dollar Tree. In this area, locals can also get all their grocery shopping done at Food City or pick up pet care necessities at Pet Supplies Plus. Further up Highway 441, residents can sit down for a steak in the unique setting of Ye Olde Steak House, a popular Knoxville landmark that’s been in the King family for more than 50 years. Since its establishment in 1968, this local staple has been serving diners award-winning steaks, cakes and more.
A world of fantasy at Ancient Lore Village
For whimsy and magic, residents can immerse themselves in the fantastical world of Ancient Lore Village, a resort and event venue that visitors can stay at or rent out for special celebrations and private gatherings. Ancient Lore Village offers guests themed overnight lodging and a number of thrilling activities, including archery and axe throwing. This boutique resort also features weekly events like karaoke on Tuesdays, Wednesday night trivia, Dungeons and Dragons tournaments on Thursdays and Sunday brunches.
Highway 441 connects to Downtown Knoxville
Using U.S. Highway 441, commuters are a short drive away from Downtown Knoxville – depending on location in Grandview-Whites Village, Downtown can be anywhere between a 4.5 to a 10-mile drive away. Because of its sprawling suburban setting, this neighborhood is considered to be car-dependent, although there are some well-maintained sidewalks in residential areas. The McGhee Tyson Airport is a less than 12-mile drive south of the neighborhood via U.S. Route 129. Public transportation is provided by Knoxville Area Transit (KAT), which operates bus services throughout the neighborhood and features a number of bus stops along Chapman Highway.
