Kimberlin Heights has river and mountain views
The rolling hills of Kimberlin Heights hug the banks of the French Broad River and offer views of the distant Smoky Mountains. This rural community is less than 30 minutes from Knoxville but has yet to be changed by the city's expanding development. It's a quiet area with the lowest possible CAP Index Crime Score, 1 out of 10, compared to the national average of 4. "Kimberlin Heights is close to downtown without being busy, and you're not far from the mountains either," says Matthew Bradley, a Realtor with Crye-Leike Premier Real Estate and East Tennessee native. "South Knox County is a little more rural than other areas, but it's definitely still growing."
The most prominent development is Johnson University, a private Christian institution with just under 1,000 students. The university is a major employer in this area and also brings in a younger population.

Older homes with space to spread out
The average home in Kimberlin Heights is from the mid to late 1900s and has at least two acres of land. Rustic ranch styles are common, but buyers with larger budgets can also find luxury properties from the early 2000s. Along the French Broad River, most residential roads are gated, and there are a few exclusive master-planned communities. Riverside homes rarely hit the market and may require additional flood insurance. Some homes in the neighborhood have access to public water, but many use wells. Private septic tanks are the norm outside riverside communities.
Smaller ranch styles and cabins start around $200,000 to $400,000. Properties between $450,000 and $600,000 are newer, with spacious yards and modern amenities. From $750,000 to $1.2 million, luxury estates come with several acres of land and private driveways. There are still plenty of open plots waiting for development, which typically range from $80,000 to $200,000.

Access to a birding sanctuary and Smoky Mountains National Park
Mutton Hollow Landing is a public access point for fishing or kayaking on the French Broad River. It's got a parking lot and a boat launch, but not much else — the main attraction here is the water. Right across the river, Seven Islands State Birding Park is a popular attraction for hiking, bird watching and dog walking. From Mutton Hollow, boaters can reach the state park, but there is no walking bridge. To reach Seven Islands without a boat, it's a 16-mile trip via the nearest river crossing.
Kimberlin Heights is closer to the Smoky Mountains than many other Knoxville communities. Gatlinburg is about 25 miles south, typically a 50-minute drive. The city is a launch point for exploring Great Smoky Mountains National Park and is a destination in its own right, with a bustling shopping district, amusement rides and arcades.

Less traffic builds up on the 25-minute drive to Knoxville
Knoxville is about 13 miles away, usually a 25-minute drive. U.S. Route 441 can get backed up with traffic as it heads into the city, but it's typically not as bad as the commute times that West Knox residents face. "One of the worst traffic spots in Knox County is the Interstate 40 and Interstate 75 split on the city's west side," Bradley says. "It's a lot more maneuverable on this side." In addition to shopping and entertainment, Knoxville also has the closest hospital. Heading west, the regional McGhee Tyson Airport is around 20 miles away.

The smallest elementary in Knox County Schools
Students can attend Gap Creek Elementary School, which is located right along Kimberlin Heights Road. Niche grades the school a B-plus. The local elementary is the smallest school in the district, with less than 100 students and around 25 members on staff. College kids from the nearby Johnson University often volunteer at the school for tutoring. Older students head west to South Doyle Middle, rated B-minus, and South Doyle High, rated C-plus. Every public high school in Knox County offers unique career and college prep academies. South Doyle has an Academy of Business & Health Science and an Academy of Engineering & Fabrication.

Strip malls along U.S. Route 441
Aside from a Dollar General near Johnson University, there isn't much shopping in the immediate area. Residents must drive 5 miles south to U.S. Route 441 to reach large grocery stores like Food City, Walmart and Kroger. The major thoroughfare is also lined with chain restaurants and some local favorites. Mamma Mia's is known for its authentic Italian food, and Ye Olde Steakhouse has been a local favorite since 1968.
