Knoxville homes and George Barber houses
Just east of downtown Knoxville, Parkridge is a small neighborhood on the National Register of Historic Places, as it is home to the many George Barber houses which its known for. Barber, an architect from Illinois, sold house plans around the globe, but the largest concentration of his homes is located in the Parkridge neighborhood, including Barber’s own home at 1635 Washington Avenue. The neighborhood consists mainly of his Queen Anne and Craftsman-style homes built in the late 19th century and early 20th century. These homes are a quick walk from parks and tourist attractions, such as Zoo Knoxville and the Knoxville Botanical Gardens. Residents also have access to Knox County Schools and local businesses, which helps the area truly feel like a community separate from downtown.

Homes in Parkridge run the gamut from Queen Anne and Victorian-style homes (such as Barber’s designs) to Craftsman houses, quaint bungalows and cottages. “There are lots of renovations in the area and a lot of homes being turned into duplexes,” says Melissa Nelson, a Realtor with Realty Executives Associates who has served Knoxville for over seven years. Lot sizes tend to be under a quarter acre, but the neighborhood's geography is relatively flat, meaning the yards are useful outdoor space for seasonal decorations and gardens. Homes typically sell between $150,000 and $400,000, depending on whether the house has been renovated or updated. The neighborhood has a CAP Index crime score of 7 out of 10, which is higher than the national average of 4 out of 10.

Residents have access to Knox Area Transit, or KAT, which operates bus lines in the area.
Easy access to buses and I-40
Parkridge is highly walkable, with ample sidewalks along the tree-lined streets. Most homes also have plenty of parking both on and off the street. Buses running on Knox Area Transit Route 31 stop along Washington Avenue through the heart of Parkridge, and bus Route 30 runs along the neighborhood's southern border of Magnolia Avenue. The neighborhood is a short distance from downtown employers, and most East Knox County industrial complexes are within 20 minutes of Parkridge. The neighborhood’s access to interstates 40, 640 and 275 allows drivers to head east toward the mountains. Traffic and noise along the interstates in Knoxville can be heavy at peak times, especially during the evening commute, but surface streets are always an option. McGee Tyson Airport is 15 miles to the south of the neighborhood, and Fort Sanders Regional Medical Center is about 5 miles to the southwest.
Knoxville delights for the morning and evening
Parkridge is primarily residential, but the neighborhood offers plenty of nearby dining options. Locals often head to independent spots, such as Likewise Coffee for their morning cup of joe on the way to work. For after work, Last Days of Autumn Brewing is less than a mile down the road and is famous for its Shrimp Boil Fridays, trivia nights and rotating draft list. Residents can restock the fridge at Kroger or Save A Lot, just a mile and a half up North Broadway.

Knox County Public Schools
Parkridge students can begin their education at Sarah Moore Green Magnet Academy, just east of the neighborhood. They can then move on to Vine Middle Magnet School and Austin-East Magnet High School, originally known for their sports teams. Nelson now says the high school is very popular because of its performing arts program. All three of these schools earn a C-plus rating on Niche.

Playtime options in East Knoxville
Residents can enjoy Parkridge Park on Bertrand Street on the neighborhood's western edge. The 2-acre park has a playground, basketball court and paved walking trail next to a picnic area shaded by local maple and walnut trees. Just a couple blocks west is the Ashley Nicole Dream Playground, Knoxville’s first fully accessible playground. Athletes can often be seen at one of the four baseball diamonds at the nearby Caswell Park just south of the playground.

Proximity to the Knoxville Zoo and botanical gardens
Parkridge is just 4 miles from attractions like the Knoxville Zoo, home to hundreds of species within a 53-acre park. The zoo is adjacent to Chilhowee Park and Exposition Center, where the Tennessee Valley Fair takes place each September and becomes full of livestock competitions, fair treats, live music and carnival rides. The fair is important to many in the community, including Nelson, as it has been going on since 1916. Additional events and weekend fun are at the historic Knoxville Botanical Gardens and Arboretum, just 2 miles south of the neighborhood. The gardens have a 200-year-old history in Knoxville, with a number of historic buildings and structures housing hundreds of species of plants.
Zoo Knoxville is nearby and offers a day of fun for the kids.
Parkridge is bordered by aptly named Magnolia Avenue, which has lots of Magnolia trees.
