Located approximately 3 miles from Downtown Knoxville is West View, a suburban neighborhood situated between a tangle of highway corridors that give residents quick access to the city and surrounding areas. Although many of the homes in this residential community were built in the early to mid-20th century, new construction can be found throughout the area: “The entire Knoxville area has experienced a lot of growth recently,” says Caroline McDonald with McDonald Realty. Students here are served by Knox County Public Schools, which receives a B-plus rating from Niche. This neighborhood also has a number of industrial warehouses that are mostly home to a range of commercial suppliers and automobile shops.

Single-family homes here are found on winding, hilling roads that are lined with mature trees alongside thickets of bushes and other plant life. Traditional bungalows and ranch-style dwellings are some of the more common housing styles seen in this area, although a handful of Craftsman homes featuring covered front porches and brick foundations can also be found throughout the neighborhood. The median listing price for a house in West View hovers just above $200,000, which is more affordable in comparison to adjacent downtown neighborhoods. Simple two or three-bedroom ranch-style and traditional homes can go for as low as $150,000, while renovated interior or new construction can push past $250,000.

Convenient access to numerous major thoroughfares
West View is bordered on every side by a major thoroughfare – running along its southern border is Interstate 40 and Tennessee State Route 169, or Middlebrook Pike, which both travel towards Downtown Knoxville and feed into U.S. Route 129 heading south and Tennessee State Route 62, or Western Avenue, heading west. Traveling northwest of the neighborhood is Interstate 640, which intersects with Western Avenue and loops through Knoxville’s northern suburbs. Residents can also find a number of bus stops along Middlebrook Pike and Western Avenue that are operated by Knoxville Area Transit, also known as KAT.
West View Elementary located in the neighborhood
Young learners can attend West View Elementary School, a C-plus-rated primary institution conveniently located within the neighborhood. For students in grades six through eight, Bearden Middle School is rated B-plus and is listed at No. 4 on Niche’s 2024 “Best Public Middle Schools in Knox County” list. Finally, secondary students might head to West High School, which is also rated B-plus and offers an International Baccalaureate program and Advanced Placement courses.

Grocery shopping along Western Avenue
Just outside the neighborhood along Western Avenue is Food City, a supermarket where residents can get all their weekly grocery shopping done. Right next door is Dollar General, which offers a wide selection of discount household goods and retail items. Residents can travel south of the neighborhood to eat at Gus’s World Famous Fried Chicken, a chain restaurant serving comfort food fare in a relaxed diner setting. According to McDonald, Sunspot is a popular brunch spot option among those living in the West Knoxville area and is located near the University of Tennessee.

In the center of the neighborhood, perfectly blended with the gently rolling terrain, is West View Park. At just over five acres, this local park offers residents open space, picnic shelters and a playground. The paved greenway is often filled with joggers and bikers, and thanks to the public library, it’s also the site of Knoxville’s first Storybook Trail. For those interested in sports programs, the Sansom Sports Complex is situated just south of West View and has athletic fields for soccer, lacrosse and football.
