A reminder of Kokomo's industrial past
Primarily built during one of Kokomo’s original growth spurts, Markland Heights is an established neighborhood with an opportunity to rebound in the city’s latest growth cycle. Kokomo’s population has increased more than 30% since 2010, and that growth is continuing thanks in part to two new battery manufacturing plants scheduled to open in 2025 and 2027. “People have been flocking to the Kokomo area because the cost of living is so low compared to surrounding counties,” says Cyndi Dieterman, agent with The Key Team. “The city is big enough to have everything, but not so big that it takes two hours to get from one side to the other.”

From the 'arsenal of democracy' to building the future
In the northwest corner of the neighborhood, vacated railroad tracks leading up to a dormant factory provide a stark reminder of why Markland Heights was originally built. The site played an essential role in world history – it is here that General Electric manufactured the motors used for the U.S. Navy’s fleet of destroyers. Manufacturing has left the neighborhood, but not Kokomo. By car, Markland Heights is still within minutes of Chrysler and GM factories to the south, and the incoming Stellantis-Samsung battery factories to the north. The Kokomo City Trolley Blue Line provides the neighborhood with a public transit option, traveling towards downtown via Markland Avenue on weekdays.
Small, energy-efficient houses the norm
Many Markland Heights homes were built to house workers helping the war effort. There are no frills, but there is efficiency – the inspiration of the tiny house craze may well have come from a neighborhood like this. “They’re very energy efficient,” says Amy True, managing broker and owner of True Realty. “They’re smaller homes with low ceilings.” One-story Craftsman houses under 1,000 square feet are most common, with some shotguns, bungalows, ranches and two-story homes sprinkled in. There are also many houses in the neighborhood in need of repair, with fixer-uppers starting below $30,000. Renovated homes at the higher end of the neighborhood’s price range sell between $110,000 and $150,000.

The neighborhood behind the mall
Markland Heights shares a name with Kokomo’s largest retail center, Markland Mall, which is to the east of the neighborhood on Reed Road (State Road 931). Kokomo Town Center, anchored by AMC Classic 12 Theater and chain dining options like Buffalo Wild Wings, is just south of the neighborhood. Boulevard Crossing, which has a Kohl’s, Old Navy and T.J. Maxx among other stores, is across Reed Rd. From Kokomo Town Center. A Meijer and Walmart Supercenter on Markland Avenue are just minutes from the neighborhood. On the opposite end of the neighborhood, The Original Treasure Mart offers three floors of antiques in a repurposed glass factory.

Close to Cutler Park
Located in the northern part of Markland Heights, Cutler Park features a playground, basketball court, tennis court and three youth baseball fields over its 9 acres. The park is home to Kokomo’s Eastside Youth Baseball League. For indoor family fun, Markland Mall is home to Gravity Trampoline Park, which features climbing walls, laser tag and multiple trampoline-based activities over its 18,000-square foot space.
Cutler Park, in Markland Heights, is a community gathering place for baseball and outdoor play.

School options available
Markland Heights is in the Kokomo-Center Township School Corporation. Students are zoned to attend Elwood Haynes Elementary and Maple Crest Middle School, both receiving a C-rating on Niche. Elwood Haynes Elementary is located in Markland Heights and is named after the Kokomo industrialist and inventor who first created stainless steel. The school follows in the scientific footsteps of its namesake with its fifth-grade robotics team. Students can also apply to attend C-plus-rated Sycamore Elementary and B-minus-rated Central Middle School. Sycamore and Central are both authorized International Baccalaureate schools, as is C-plus-rated Kokomo High School. Kokomo High offers 24 Advanced Placement courses.
Maple Crest Middle School has students in 6-8th grades.

Kokomo Municipal Stadium built for all seasons
Markland Heights is about a mile southeast of Kokomo Municipal Stadium, which hosts the Kokomo Jackrabbits of the Northwoods League – a summer wood-bat baseball league for college players. The day after Thanksgiving, the ballpark is converted into “The Frozen Sandlot” and used as an ice-skating rink until early January.
Tornado history to keep an eye on
A 2016 tornado touched down near Markland Mall, causing significant damage in and around Markland Heights. The storm destroyed more than $10 million worth of property throughout southern Kokomo. Tornadoes are a regular concern in Kokomo – 27 have hit Howard County since 1951.
