This quaint neighborhood, which is roughly 35 miles north of Philadelphia, is primarily made up of contemporary single-family houses and condominiums that combine classic and modern architectural elements. Although Kulpsville is modest, it provides easy access to exciting dining and shopping options in adjacent Lansdale, a historic passenger railroad center that is undergoing a revival, according to local Realtor Jane Maslowski of Keller Williams. Lansdale, in her words, "has a nice downtown that's getting even nicer." She adds that the area is “up and coming.” According to Ted Miller of Berkshire Hathaway Home Services, one of the reasons to move into the area, are the abundant number of jobs. Corporate companies like Merck Pharmaceutical have moved to the area and opened sprawling headquarters.

To the west of the freeway are still farms and meadows, offering inhabitants a taste of both country living and city comforts, even though the area has become more suburban. According to Miller, the average home has 4 bedrooms and 2 ½ baths. After 16 in real estate sales, Miller has sold nearly 1,000 homes in Montgomery County and the surrounding areas. Additionally, both Realtors say that there are HOAs in the area. Costs can run as low as $100 to $3,600 annually.
Highly rated schools drive people to the area
Before attending Pennfield Middle School, students in the district are normally divided between Walton Farm Elementary and General Nash Elementary. Maslowski claims that the North Penn School District, which has nearly 100 clubs and activities related to the arts, culture, language, politics, science and gaming at North Penn High School, is one of the reasons why so many families choose to live in Kulpsville and the Lansdale area. Miller echoes her sentiments. The district also receives an A rating from Niche. Pennfield Middle and North Penn High have A Niche grades. Walton Farm and General Nash earned A-minuses. Maslowski states, "It's one of the biggest school districts in the state. The population here is quite diverse. Thus, every student at the school with a unique interest can find something to interest them.”
Relax at the local park or embrace your inner Babe Ruth at the batting cages
At Bustard Road Park, local baseball and soccer teams comprise children from Kulpsville. The park, which is 13 acres in size, has several playgrounds and sports fields that are looked after by the Towamencin Township. Families may spend holidays and birthday celebrations at the location thanks to a pavilion and picnic tables. People in the area like to test their skills on the driving range and batting cages at Freddy Hill Farms or take on friends or family in a round of mini-golf. The family-run company began as a dairy in 1972 and later grew by adding an ice cream shop. Today, it is a well-liked destination for sundaes, banana splits, ice cream cakes that are specially created and more than 30 different kinds of ice cream, including strawberry cheesecake and apple pie.
Take in a salty margarita at one of the local eateries
While Lansdale is home to many breweries, boutiques and fine dining establishments, visitors may enjoy a more relaxed dining experience nearby Kulpsville at The Mill, a renovated brick and stucco structure that was formerly a feed and farm supply facility. Maslowski says The Mill is the area’s biggest “claim to fame.” Another popular spot, according to Maslowski is Margaritas Mexican Restaurant, where visitors can enjoy spicy fare and sip on salty margaritas. Enjoy wood-fired pizzas and sandwiches in this light-filled eating area featuring exposed brick walls and wooden beams. The Morgan Log House, a well-preserved pioneer home erected in the 18th century by Quaker pioneers who defined Pennsylvania's rustic origins, is a must-see for history buffs. The home is a museum that provides interactive educational programs and historical workshops.
Convenience is a factor
Even though Kulpsville is mostly residential and has very few companies off the interstate, most inhabitants live less than three miles from shopping centers that have big-box retailers, supermarkets, fast-food chains and other businesses. The SEPTA subways stations in Lansdale or Fortuna are 10-minute drives. The bus stops at Hatfield Pointe Point Shopping Center and Grist Mill Drive/Welsh Road are about a 20-minute walk to each. Kulpsville is more than simply a highway detour because of its varied population, the wide array of attractions and large companies giving the job market a boost.
