6 Creeks is a growing community that already has so much to offer

The 6 Creeks community is a master-planned development nestled in the Texas Hill Country, less than 2 miles from downtown Kyle. Outdoor amenities like a pool and playgrounds, plus highly rated schools just minutes away, create a family-friendly atmosphere. You can drive into Kyle’s city limits for local and chain restaurants, shops and entertainment options. Austin is about a 20-mile commute. 6 Creeks is still growing, with more houses and recreation on the way.

Multiple builders offer choices for styles, sizes and prices

The focal point of 6 Creeks is its housing, which includes contemporary and New Traditional homes that sometimes have Craftsman influences. “Most people who are drawn to that development are looking for a move-up home, so it’s a lot of second-time homeowners,” says Realtor Allison Pflaum, leader of the Hays Team at Keller Williams Realty, who has worked in Kyle for over 15 years. “You’ve got a lot of choices in there because they have six different builders.” Sizes range from 1,600 to over 3,700 square feet; most models come with open floor plans and attached garages. Prices generally range from the mid-$300,000s to the low $900,000s, depending on which size and builder you choose:

  • Pulte Homes are priced from the mid-$300,000s.
  • Coventry Homes and Risewell Homes start their prices in the mid-$400,000s.
  • Perry Homes properties begin in the high $400,000s.
  • Chesmar Homes and Taylor Morrison start their houses in the mid-$500,000s.
  • Highland Homes are priced from the high $600,000s.
The median single-family home price is higher than the rest of Kyle but is slightly lower than in Austin.

Additional costs include HOA and Public Improvement District fees

Buying a home in 6 Creeks comes with a couple of extra fees, such as HOA dues that cover common-area maintenance. 6 Creeks is also a Public Improvement District (PID), so homeowners contribute funds to improving public infrastructure and amenities. “Depending on which section of the community you’re in, it’s going to be a couple thousand dollars a year added to your tax bill,” Pflaum says. However, she says that the PID fees combined with lower tax rates average out to be similar to property taxes within city limits.

Expanding on-site amenities include playgrounds, a pool and a pond

Part of 6 Creek’s development plan is its recreational amenities. Already, residents can:

  • Catch and release at a fishing pond
  • Bring their kids to one of the neighborhood playgrounds
  • Go for a swim or soak up the sun at the community center pool
  • Let your pets run around at the dog park
  • Walk along winding trails
You can expect even more playgrounds, trails and a second community center in the future. The sprawling Plum Creek development is minutes away and includes a public, 18-hole golf course.

6 Creeks students attend highly rated Hays public or charter schools

As part of the highly rated Hays Consolidated Independent School District, students are zoned for schools like Barton Middle School. “I would say the schools are all within a mile or two from the community, and it’s an easy shot over there,” Pflaum says. School choice is available through transfer applications. There are also charter options, like the highly rated Idea Public School, as well as the private Santa Cruz Catholic School.

Cars are a must, but the Vybe Trail promises to improve walkability

While 6 Creeks itself is walkable, it is in a car-dependent area. Downtown Kyle is less than 5 minutes away, and the Kyle Medical Center is even closer. Commuters traveling to downtown Austin have a longer drive, about 30 minutes.

While cars are a must for getting around Kyle, especially because Interstate 35 goes through it, the city is improving its walkability. “The Vybe Trail is designed to connect all of Kyle,” Pflaum says. “They’ve been working really hard to make sure that everyone feels included in the community.” At least 20 miles are already completed, and the finished project will have over 80 miles of paved paths connecting 6 Creeks and other neighborhoods to parks, shopping centers and entertainment venues across the city.

Locals easily access popular Kyle restaurants like Texas Pie Company

Residents have plenty of restaurants and stores to choose from once they’re in the city. “Kyle has really grown over the last 15 years,” Pflaum says. “So, we’ve seen a lot of infrastructure. We’ve seen a lot of shopping and so many restaurants. Even more restaurants are on the way.” There are the standard chain restaurants, but you also have several local options. Pisces’ menu has both seafood and Tex-Mex dishes, and you can get ice cream and paletas from La Ola Pop. Pflaum says the Texas Pe Company is “the most iconic restaurant downtown. There’s a giant pie on the side of the building. People will go down and get their photos taken in front of this giant slice of pie.” Residents shop at the Target and H-E-B Plus! in Kyle Crossing. You can go bowling or catch a movie at Evo Entertainment.
