It’s the kind of place where you can get more space and value without leaving the Austin area.

Types of homes and prices to expect in Plum Creek

Housing in Plum Creek is mostly single-family, with options that work for a range of lifestyles and budgets. “Plum Creek homes are a mixture of production builds and somewhat custom builds,” says Matthias Thiele, a local associate broker with eXp Realty. “For some, you can choose from a variety of floor plans and different fixture options … The more affordable options are the pre-designed homes, but more money will get you more flexibility during the design stage.” New Traditional builds and Craftsman-style bungalows are common options, and most single-family homes have three to five bedrooms.

Prices typically range from the mid-$200,000s to the high-$400,000s. Plum Creek’s median sale price is the low-$300,000s, more affordable than in Austin, Buda and nearby master-planned communities like 6 Creeks. In addition to single-family homes, Plum Creek also includes townhouses, apartments and 55-plus communities, adding housing options for different stages of life. HOA fees are usually around $60 a month, though they run higher in the gated Peninsula at Plum Creek section.

Walkable to highly rated public schools

Plum Creek is designed to be walkable, and a major perk for families is that students can walk to Negley Elementary School, Barton Middle School and Hays High School. All three schools earn high ratings, and districtwide events are held at the Hays CISD Performing Arts Center. The neighborhood’s master plan also includes a future on-site elementary school, though no construction timeline has been announced as of mid-2026. Higher education is close by, with Austin Community College’s Hays Campus in Plum Creek and Texas State University, about 10 miles away in San Marcos. “San Marcos isn’t far, so the neighborhood may attract residents who work at the university or around the college town,” Thiele says.

Plum Creek has trails, parks and community events

Wide sidewalks and trails make it easy to walk, run or bike through Plum Creek, including paths that loop past the neighborhood fishing lake. Small pocket parks are scattered throughout the community, with playgrounds, pools and athletic facilities. Bigger parks and recreational amenities include:

  • Plum Creek Golf Course, a public 18-hole course where no two fairways touch
  • Heroes Memorial Park, a quiet spot honoring veterans and first responders

Close to Kyle’s retail, dining and entertainment hubs

Plum Creek’s Brick & Mortar District puts shopping and dining right in the neighborhood. “There will be entertainment, restaurants, bars and shops all within walking distance for residents,” Thiele says. “Once it’s done, there will be street festivals, live music and all sorts of events happening.” Construction is still underway as of mid-2026, but several tenants have already opened, including Sprouts Farmers Market, Playa Bowls and Jeremiah’s Italian Ice. Beyond Brick & Mortar, Plum Creek is also a short walk or drive from retail centers like:

  • The Park at Plum Creek, with offices and casual dining spots like Texican Cafe
  • Kyle Crossing, which has Target and fast food chains such as Chick-fil-A
  • Kyle Marketplace, home to H E B Plus! and restaurants like Ilario’s Italian Cuisine
  • Dry River District, anchored by Costco, The Home Depot and EVO Entertainment

Commutes to Austin, San Antonio and local job centers

Walking and biking are easy ways to get around Plum Creek, but most errands and commutes outside the neighborhood usually require a car. Downtown Austin is about 20 miles away, and commute times on I-35 range from about 30 minutes to more than an hour during rush hour. Downtown San Antonio is just over 60 miles away. Job centers are also closer to home, with manufacturers and distribution centers located in hubs like the Plum Creek Logistics Center and Kyle Crossing Business Park. Innovation Park is still in development as of mid-2026 and is expected to add more employment options nearby.
