Blanco River District offers Austin-area growth potential with Hill Country scenery
West of Interstate 35 between San Marcos and Kyle, Blanco River District is a centrally located Hays County community offering easy interstate access to both Austin and San Antonio while still retaining a laidback Texas Hill Country feel. “It’s affordable with natural beauty and a good location, and it’s appealing for people who want a balance between suburban and urban accessibility,” says Realtor Summer Carter with eXp Realty. “There is a lot of growth potential there. Over time, the greater Austin area has proven to be one of the more stable markets, even during a recession, so the growth potential for somewhere like Kyle is still there for someone who has a long-term vision.”

Homes in subdivisions for lower prices than in Austin
Blanco River District is entirely residential, with about 90% single-family homes and 10% apartments. Nearly all homes were built after 2010, and over half were built after 2020, commonly in new traditional styles with brick exteriors and two-car garages. Most recent sales prices fall between $250,000 and $500,000, well below the average for the Austin metro area. “Kyle, in general, is popular because of affordability,” Carter says. “A lot of people who may have gotten priced out of South Austin moved down to Kyle.” Most homes in Blanco River District belong to the Blanco Vista subdivision, a master-planned community with shared amenities, including a stocked fishing pond and a resort-style pool. Blanco River District has a 2 out of 10 CAP Index Crime Score, below the national average of 4.
