Homes in subdivisions for lower prices than in Austin

Blanco River District is entirely residential, with about 90% single-family homes and 10% apartments. Nearly all homes were built after 2010, and over half were built after 2020, commonly in new traditional styles with brick exteriors and two-car garages. Most recent sales prices fall between $250,000 and $500,000, well below the average for the Austin metro area. “Kyle, in general, is popular because of affordability,” Carter says. “A lot of people who may have gotten priced out of South Austin moved down to Kyle.” Most homes in Blanco River District belong to the Blanco Vista subdivision, a master-planned community with shared amenities, including a stocked fishing pond and a resort-style pool. Earning college credit in Hays Consolidated Independent School District

River swimming and soccer at Five Mile Dam Park

Many Blanco River District residents spend their recreational time in the spring and summer hiking and swimming at Five Mile Dam Park, a scenic spot along the Blanco River. Blanco River District’s closest dining destination is The New World Bakery, a local cafe serving pastries and bread every Monday through Friday. The next closest is a Which Wich inside Exxon, 4 miles east. Five miles north, Garcia’s Mexican Restaurant is known for its famous chile relleno, and Piscis Seafood & Mexican Grill has a popular happy hour. Six miles south, residents can shop at the H-E-B Plus! in Kyle for groceries. Shoppers will also find a Costco, Home Depot and Target, among other national retailers, in Kyle.

Along I-35 between Austin and San Antonio

Blanco River District is located a mile west of I-35, 4 miles south of Kyle, 7 miles north of San Marcos, 25 miles south of Austin and 56 miles northeast of San Antonio. “It’s conveniently located,” Carter says. “It’s really easily accessible to commute either north or south.” The closest medical center to the neighborhood is Kyle ER & Hospital, 6 miles north. When traveling out of town, residents can fly out of Austin-Bergstrom International Airport, 28 miles northeast, or San Antonio International Airport, 50 miles southwest.
