La Blanca offers small town living without sacrificing proximity to major cities
La Blanca is a small town where neighbors know each other’s names, mom-and-pop shops dot the streets, and the loudest noise is the sound of songbirds nestled in fruit trees. “It’s quiet, peaceful and there’s open space. It’s not congested,” says Ralph Torres, the safety director at the local D & J Site Construction company for over 13 years. In fact, there’s only one stop light in the neighborhood off State Highway 107 and La Blanca Road. This small suburban neighborhood is located just over 8 miles from the city of Edinburg and a little more than 17 miles from the city of McAllen. While amenities within the neighborhood’s boundaries are sparse, dining, shopping and recreational opportunities are well within reach, and the area is growing at a rate of 11 percent annually.
The market in La Blanca is sparse but competitive
Almost all single-family homes are one-story ranch homes with subtle Mediterranean influences and are often situated on large lots with gardens on the front lawn and iron or wooden fences. Since it is close to the border of Mexico, tropical foliage and palm trees speckle properties and line rural side roads. Properties in La Blanca are hard to come by, but when they appear on the market, they can start below $100,000 and sell for nearly $300,000. Smaller fixer-uppers can start around $74,000, while newer homes can max out around $280,000. Several empty plots zoned for residential construction are also on the market.

Johnny Economedes High School offers an early college program
The Edinburg Consolidated School District offers some of the highest teacher salaries in the Rio Grande Valley. Students can attend Kennedy Elementary School and Harwell Middle School, which earn a B-minus and C-plus score on Niche, respectively. Economedes High School has a B-minus Niche grade and offers an early college program, which allows students to graduate with college credits toward an associate degree. La Blanca benefits from its proximity to The University of Texas Rio Grande Valley, whose colonias program aims to provide underserved communities with accessible language and literacy education, student volunteering opportunities and economic support.
The 10-acre Sunflower Park is just 1 mile away
While there aren’t any parks in the immediate neighborhood, the popular Sunflower Park is just 1 mile away. At this 70-acre recreational behemoth, residents have access to barbeque grills, basketball courts, picnic tables, a playground and a running trail. Edinburg Municipal Park is another public park with multiple ball fields, trails and fishing ponds, along with the World Birding Center. La Blanca is also home to Natures Resort of Texas, a highly-rated nudist club.
Most shopping and dining are in nearby Elsa and North Hidalgo County
Shopping is sparse in La Blanca, but a few shops dot the streets. “It’s a very small community. There’s one business of each,” Torres says. A Dollar General sits on the north end of town, and several auto centers are to the south. La Plaza Village shopping center is along Texas State Highway 107 and houses a Salon Viera and Pink store. The neighborhood also has just a couple of restaurants. One is Taqueria El Jaspiao. This Mexican eatery is known for its flavorful tacos and hot dogs. For additional shopping, residents will need to head to nearby Elsa, where they’ll find an H-E-B and Walmart, along with small eateries like Stars Drive-in and Restaurant y Taqueria 107. Locals can also travel east to Harlingen or west to Edinburgh – each within a half-hour drive – for more shopping and dining.

Nearby Edinburg offers dozens of annual events
La Blanca residents often travel to Edinburg for events. The city offers dozens of annual and seasonal activities. Popular events include the Spring Community Garage Sale, the Edinburg Fall Fest and the Fiesta de Noche Buena. Edinburg is also home to the Museum of South Texas History.
Highway 107 runs through town
Texas State Highway 107 runs through town and leads to Edinburg. South Texas International Airport at Edinburg is 8 miles away. U.S. Interstate Highway 69C is also close, which is the preferred route to get to McAllen, roughly 16 miles away. There are no hospitals or clinics in La Blanca, so residents must drive 23 miles to Edinburg Regional Medical Center and Cornerstone Regional Hospital.
