Courtyard Villas and Designer Homes
The Village of Rio Grande was developed between 1993 and 1996 with models from The Villages’ Courtyard Villa and Designer Home series. The stucco-sided Courtyard Villas are closely set homes with small outdoor courtyards. They come in two- and three-bedroom floorplans and range from the mid $200,000s to the mid $300,000s. Designer Homes offer more square footage with three- and four-bedroom floorplans. They have a more architectural variety than the villas, some leaning toward the Minimal Traditional style while others display Spanish Revival features. Designer Homes in the Village of Rio Grande range from the mid $300,000s to just below $500,000. Residents are responsible for their own landscaping, and because The Villages is a deed-restricted community, the maintenance is taken seriously. Groomed lawns often feature subtropical front gardens and mature trees, including magnolias, poincianas and live oaks. Villagers pay a monthly amenity fee of $195, which covers access to all country clubs, recreation centers and more.The Rio Grande Family Pool and nearby rec centers
Most neighborhood pools are restricted to villagers and guests aged 30 and up, but Rio Grande’s is a family pool, so residents can invite the grandkids over. The pool is a fun place to hang out with visiting family and a relaxing spot for neighbors to catch up under the Central Florida sun. Rio Grande is a close-knit community, Aschman says. There’s always a driveway party or get-together. “The ladies’ breakfast club meets once a month. You sign up and bring a covered dish. The meetings are usually about an hour. They have guest speakers and pick something to do fundraising for. Last year, they fundraised for an organization in Leesburg that helps children aging out of foster care.” Within the larger community, more than 3,500 resident-led clubs meet across The Villages’ 107 recreation centers. The small rec area around Rio Grande’s pool is home to an air gun range where the air gun club holds training sessions and competitions. It also has a croquet court and a lawn bowling rink. Facilities for pickleball, tennis, beach volleyball, bocce and more are less than a mile up the road at Chula Vista Recreation Center. The wild-wild-west-themed hub has billiards and darts in the Buffalo Bill Room, while classes and clubs meet in the Annie Oakley Room. As for golf, villagers play free on executive courses like Chula Vista Executive Golf Course and Mira Mesa Executive Course. Both are less than a mile away by golf cart. “I don’t golf, but there are recreation trails in Rio Grande that go along the golf courses. It’s a beautiful walk,” Aschman says.U.S. 441 and Spanish Springs Town Square
According to Aschman, it’s pretty convenient being less than a mile from Spanish Springs Town Square and from all the big-box stores along U.S. 441. “If I’m working from home and need something from Staples, I jump in my golf cart. I’m there and back in 30 minutes.” Other conveniences, including Publix, Target and Belk, are also off this main thoroughfare. Spanish Springs Town Square is a hub of restaurants and retail. Blondie’s is one of the newest additions. The outdoor bar is becoming a fast favorite with its small but flavorful menu of cocktails, brews and wines. From the patio, customers can enjoy the square’s nightly entertainment, which ranges from 1970s pop to classic rock.Getting around by golf cart
Although Spanish Springs Town Center is within walking distance of the neighborhood, most residents still prefer to use their golf carts. “In snowbird season, there’s probably 60,000 or more golf carts moving throughout the whole community,” Aschman says. “If you’re not good at navigating roundabouts, you’ll definitely want to be in one.” Outside of The Villages, travel is car-dependent. The closest city with an international airport is Orlando, approximately 60 miles away. Access to Florida’s Turnpike is slightly more than 10 miles south of Rio Grande. The nearest hospital, UF Health The Villages Hospital, is only 2 miles away.
