“Greenbriar is known for old money. A lot of big estates run up and down the river,” Breaux says. Venturing away from the river toward U.S. Route 167, single-story ranch-style homes file beneath rows of leafy oak trees. Most of these homes date back to the 1960s, ’70s and ’80s, and they share multiple characteristics with the structures in nearby Broadmoor. Though the properties are on the smaller side, yards are impeccably maintained, with well-placed shrubbery lending privacy and aesthetic value to the properties. Prices start at around $280,000 for a modest single-story home and climb as high as $4 million for a grand riverfront estate.

Greenbriar students benefit from an excellent school system, one of the primary reasons the neighborhood is so popular with families. First comes Woodvale Elementary, which is centrally located and within walking distance of most residential streets. L.J. Alleman Middle School sits in another convenient location just a few blocks away. Students must travel to the other side of Route 167 to get to Lafayette High School, a Louisiana Distinguished School with competitive science, math and English programs. Farmers’ market at Moncus Park
The open fields and sparkling lake at Moncus Park spread a green-and-blue blanket over the northern reaches of Greenbriar. Visitors can lace up for a spin around the jogging trail, cast a line from the fishing pier or relax in the hammock grove. Other amenities include a 3,000-person amphitheater, a dog park and an interactive “water adventure” for little ones. On Saturday mornings, the park hosts the Lafayette Farmers & Artisans Market, a neighborhood staple. “They have concerts and whatnot — there’s always something going on at Moncus,” Breaux says. The neighborhood is also the home of Red Lerille’s Health & Racquet Club, one of the Gulf South’s most extensive health club facilities. Anglers who own boats can access the Vermilion River from Rotary Point on Bayou Parkway.

Sips and seasonal fare at Social Southern
Residents will find enough dining options along Johnston Street to tempt them away from their kitchens for weeks. Route 167 to Greenbriar
The closest major highway is Route 167, which provides the quickest route to downtown Lafayette. The drive takes about 10 minutes, the same time it takes to get to Lafayette Regional Airport. Lafayette Transit System buses stop at several places on Johnston Street, but it’s rare for Greenbriar residents to take advantage of public transportation.

Buyers contemplating a move to Greenbriar should know that the Lafayette Wastewater Treatment facility operates from Bayou Parkway near the river. Although high-functioning water utility companies are a necessary component of cities this size, it can be inconvenient to live near one, especially in warmer climates when odors can be more noticeable.
