A quickly growing market with access to wine country in Lafayette

Among the rolling hills and farmlands of the Willamette Valley, the small town of Lafayette lies in the heart of Oregon’s wine country. Just five miles from McMinnville, Lafayette has grown rapidly since the development of the area’s wine industry in the mid 1990s but has maintained a small-town feel. “It’s a small town that’s in a great area near the larger community of McMinnville,” says Jolie Richards, a broker with Bella Casa Real Estate Group who used to live in the area. “You have good public schools and access to dozens of wineries."

Lower home prices with the perks of Willamette Valley living

Many ranch-style homes and bungalows surrounding Third Street, the community’s commercial corridor, date back to the mid 20th century, but most of the area’s housing stock was built in 1990 or later. Newer residential pockets feature minimal traditional architecture, Colonial Revivals and modern traditional homes. Most houses sit close together on 5,000 to 8,000 square foot lots. Attached garages and fenced-in back yards are common. “Houses here are a little more affordable than nearby towns like Newberg and Dundee,” Richards says. “More people have been moving out of Portland to these smaller communities, especially since Covid. That’s the main reason we’ve had so much newer development.” Manufactured homes range from $120,000 to $350,000, while single-family homes can go for $320,000 to $630,000. Additionally, the town has a 2 out of 10 CAP Index Crime Score, which is lower than the national average of 4.

Dual credit programs at McMinnville High School

Most homes in Lafayette are within a 1-mile walk of Wascher Elementary School, which earns a B grade from Niche. Patton Middle School also has a B rating. The B-plus-rated McMinnville High School has over 30 extracurricular offerings, from drama club and forensics to robotics and rugby. The high school also has a College Credit Now program, where students can earn both high school and college credit through courses with nearby schools like Clackamas Community College and Oregon Institute of Technology.

Wineries of Yamhill County and local restaurants and shops

There are over a dozen wineries and tasting rooms within a 15-mile radius of Lafayette. “Yamhill County is kind of like the new Napa Valley,” says Richards. Stoller Family Estate lies just east of town and has a tasting room and an outdoor patio overlooking the vineyard. Domaine Serene Winery is also nearby and is known for its highly acclaimed pinot noir and chardonnay. Third Street serves as the community’s small commercial corridor, with locally owned businesses ranging from Mexican restaurants to antique stores. For a morning dose of caffeine, Redtail Espresso offers window-service coffee, breakfast sandwiches and baked goods. Carniceria Abastos and Martha’s Tacos & More both serve classic Mexican fare. There are three vintage and consignment stores across town, including the Lafayette Schoolhouse Antique Mall, which sells furniture, glassware, vintage magazines and decor in a historic 1912 school building. For groceries, McMinnville has Walmart, Safeway and WinCo Foods. The nearby city is also home to the Willamette Valley Medical Center.

Lafayette pocket parks and access to Hagg Lake recreation

Near the center of town, Joel Perkins Park has two playgrounds, open field space and a picnic shelter. “There are a lot of small pocket parks throughout Lafayette,” says Richards. “You’re also not far from Hagg Lake over to the west and a lot of people go there for daytime recreation.” The lake is around 20 miles north and has around 14 miles of hiking trails, picnic areas and boat launches. While the water has cold temperatures year-round due to the large amounts of snow melt into its tributaries, the lake is popular among swimmers and boaters alike. Anglers can visit the lake to reel in smallmouth bass and bullhead catfish. Lafayette Locks Historical Park has a picnic shelter and walking trails along the Yamhill River, where kayakers and paddle boarders can launch for a day on the water.

Driving to nearby cities on 99W

Oregon Route 99W can take drivers around 10 miles northeast to Newberg or 35 miles to downtown Portland. Portland International Airport is roughly 52 miles away.
